Oh, my mint julep! Today’s home is in the master-planned community-slash-city of Savannah, Texas. It’s that patch of pastel located off US 380 that’s been there for years and always made you wonder, “Now what the heck is THAT?”

Savannah’s Southern Charm

Savannah is a Huffhines Signature Community with a theme. In case you’re not already picking up on it, the theme is Southern Charm.

Huffhines wanted to recreate a small-town atmosphere with all the modern necessities like a private water park. I’m kidding, but obviously, that is freaking awesome. As is the onsite elementary school (Denton ISD), active adult enclave (Isabella Village), mega slide at said waterpark, lakes, waterfalls and miles of walking trails.

There’s also a clubhouse that has a library, conference room, weight room, kitchen, café, and ballroom. It has a ballroom. Like you could get married here, live here, and basically never leave. Have clients come into town, use the conference room, then spot each other on the bench press.

Savannah says it’s resort living with luxury amenities and it’s “designed to make the most of your life and your family’s time together.”

There are volleyball, basketball, and tennis courts, too, so you can live every day like you’re in a dang beer commercial from the 1990s.

Newer Construction With Vintage Appeal

Now, the house itself — let’s talk. It’s cute, it’s charming, it’s the Anthropologie of houses that’s new but in the style of old. It was built in 2004 and has over 2,400 square feet. At just under $400,000, it feels like quite a bit of home (and amenities) for a very reasonable price. The siding is Fiber Cement (think Hardie Board) which is A+++.

The exterior really does have some beachy vibes, like it was plucked from WaterColor, Florida. Maybe it’s the neutrals or the siding? Inside, the backsplash in the kitchen is literally one I’ve never seen before and that seems virtually impossible, but there it is. Nice neutrals throughout, fresh paint, fresh carpet, and the cutest covered patio out back.
