When Patti and Wayne Dyess spotted this ranch home in 2015, they knew they’d found the one.

“This has been my favorite house we have ever lived in,” Patti said. It has been our dream home, our grown-up house, the one we have had all of our family functions in, and the home we always wanted. We would never leave if we were not retiring and moving outside the city.”

The Dyess family was initially looking in a different price range but were persuaded to have a look at this one. There’s a lesson here: Listen to your Realtor. They know what you want, even if it’s a smidge out of your target price range.

“When we saw it, we just looked at each other and said, let’s make this happen,” Patti said.

The newly renovated kitchen has custom-built birch wood cabinets with soft-close drawers. Stainless appliances include a five-burner gas cooktop and double ovens.

With 3,074 square feet, four bedrooms, three bathrooms, a powder bath, and an open plan concept, this ranch home had plenty of room for Patti and Wayne’s six kids and 12 grandkids. “This house lends itself beautifully to family time and large gatherings, Patti said. “We often have parties with 30-40 people, so this is the party house!”

The backyard was a big draw, offering terrific outdoor living and a pool with a true 9-foot deep end, keeping it cool even on the hottest days. But for Wayne and Patti, the location was the number one factor.

“This house is in the perfect location,” Patti said. “You cannot beat the central location on the border of Richardson and Dallas in the Richardson Independent School District and close to the restaurant row of Addison. We love to go out, so that has been great.”

You can get to DFW, and downtown quickly, and if you love fitness, you are close to several greenbelt areas that will satisfy the most dedicated biker or runner. There’s also a newly revamped neighborhood park for the smallest family members! Don’t be fooled and think you’ll have noise because you are close to Beltline and the fabulous Fretz Park. You won’t. “It’s so quiet here,” Patti said. We have five huge Magnolia trees in the backyard, and it’s so peaceful beneath them.” The trees also bloom beautifully come spring.
