Canadian Real Estate Platform Tells Us That Texas Loves a New-Home Smell

According to Point2, Texas cities have the highest share of new homes for sale in the past 10 years.

For homebuyers who like a new-home smell, the Dallas market might be a good place to start.

Point2 compiled a list of top-20 U.S. cities with the highest shares of new homes for sale in the past 10 years. Six Texas cities — including Fort Worth (seventh) and Dallas (tied for 17th) — made the list.

Point2, a real estate platform based in Saskatoon, Saskatchewan, examined active listings from Point2, Redfin, Realtor.com, and Zillow and considered the source with the highest number of listings for sale and pending sale within a city.

Other Texas cities on the list are El Paso (first), San Antonio (third), Austin (fourth), and Houston (12th).

Fort Worth had 36 percent and Dallas had 24 percent of their share of new homes for sale.

El Paso is the only one on Point2’s list that passes the 50 percent mark of fresh listings on the market. Houston and San Antonio have the highest actual numbers of new homes for sale in the area with more than 3,300 each.

“Nowadays, the Lone Star State tops the list of just about anything construction-related, from the highest employment levels in the field (about 104,000 construction professionals) to one of the most active development markets in the country — both residential and commercial,” the report stated.

When it comes to the number of listings nationwide, these cities are surpassed by only New York Cities with 4,500 homes for sale built since 2012.

The same study listed the top-20 U.S. cities with the highest shares of old homes for sale. Old homes were categorized as homes built in or before 1970.

Detroit claims the highest percentage of older homes for sale: 92 percent. This means that around 2,400 of the 2,600 homes currently on the market in Detroit were built before 1970.

Dallas’ percentage of older homes for sale is 40 percent with Fort Worth at 20 percent, and Arlington at 17 percent. No Texas cities were listed in the top 20.
