How Much Would You Pay For a Fort Worth Compound on 73 Acres? How About $6M?

Share News:

Granted, even in the era of astronomic asset inflation, $6 million is still an eyebrow-raiser. But may I be allowed to make a case for value?

A mere 11 miles from downtown Fort Worth is a pastoral paradise of unique and exceptional beauty. Like a simple math problem, the $6 million price tag works out to about $82,200 per acre, below the average per-acre cost for Fort Worth land according to my cursory research.

Also, in the past 15 years, this gorgeous acreage has been listed for as high as $13 million. Then there’s the six-ton elephant in the room — or on the ranch. It’s the 73 acres of city property that are ripe for development, which, after admiring the beautifully tended grounds, is a heartbreaking possibility.

And this property has such a rich stockpile of unique assets it was difficult for me to decide on which one to show you first. This idyllic Eden is an absolute urban oasis, or more accurately suburban oasis moored in the midst of far north Fort Worth developments just east of Eagle Mountain Lake.

The main approach to the property is through a gated entrance and over two quaint covered bridges traversing Fossil Creek, which feeds a small lake on the grounds.

A Turn-of-The-Century Survivor

The 5,500-square-foot, three-bedroom, three-and-one-half-bath house is a historical survivor built in 1906. It has been a cattle ranch, tree farm, and lastly an event center. There have been alterations and additions over the years but the original conception is there if you look for it.

Preserved are the original millwork, wood floors, transoms, and windows. There are multiple living areas sharing a fireplace. The atmosphere is welcoming and homey with a great deal of unexploited potential.

The dining room at back overlooks the acreage. It connects to a spacious, fully stocked kitchen with a 48-inch refrigerator/freezer, double oven, gas stovetop, warming drawer, and large center island.

The bedrooms preserve their vintage charm. One has a fireplace. Turn of the century trim and wood floors have been lovingly maintained.

Compound Complex

The sweeping, in-city estate consists of a complex of buildings including a 2,200-square-foot guest house at back complete with three bedrooms, a living room, and a catering kitchen with a commercial-size gas range. There is a game room thrown into the bargain. An additional attached outdoor kitchen brings the kitchen count to three, making entertaining on a massive scale conceivable and even tempting.

There is even an impressive 11,000-square-foot barn. Having once been a tree farm, there are many mature growth trees. A two-acre plot in front with nutrient-rich soil has been irrigated for a spectacular garden.

Love this and hope it ends up in the hands of someone that will keep it in tact.
It would make a wonderful addition as a park or retreat. If only….
