North Texas Housing Market Greets Spring with Record Prices and Continued Low Inventory

Spring is here. Open the front door and breathe it in — It’s still that smell of continued low inventory and high home prices.
MetroTex Association of Realtors released its March housing report on the 14 counties that it tracks. The numbers for the first month of spring reflected a months-long trend.
According to its data for March, the median home sales price reached a record $335,000, an increase of 19 percent from the previous year. Months of inventory fell slightly year over year, from 1.3 months to 1.1.
In larger counties, such as Dallas, Denton, Collin, and Tarrant, active listings fell. Dallas County was down 39 percent with 1,750 listings. Denton County was down 32.2 percent with 782 listings. Collin fell 31.7 percent with 811 listings. Tarrant was down 19.4 percent with 1,641 listings.
Mostly rural counties saw good numbers.
For sellers, the median price was good news for Wise and Van Zandt counties. In Wise County, the median price rose 43 percent while Van Zandt was up 42.2 percent. But you can’t compare the numbers with the more densely populated counties: 27.4 percent of Wise County’s homes are priced between $200,000 and $299,999; 28.6 percent of Van Zandt County’s homes are priced from $100,000 to $199,999.
For buyers, the news was good for Stephens (down 23 percent) and Hopkins (down 6.7 percent) counties. Stephens, which had only 23 active listings, also had a MetroTex-best 2.7 months of inventory.
