In a Sea of Contemporaries, a Northern Heights Tudor Stands Out

This Northern Heights Tudor is a rarity on two fronts. First, single-family leases are hard to find in Dallas, especially in this Turtle Creek-adjacent neighborhood. Second, it’s a Tudor, still standing in an area overtaken by contemporary homes.  

It’s a lovely link to the past. I’ll never understand why more builders don’t choose restoration over demolition. If you do it right, it’s entirely economically feasible, and a neighborhood’s identity stays inact. This home proves that.

The identity of this neighborhood is an exciting aspect of living here. As a renter, especially with kids, you want to be in a terrific area, and without a doubt, this is one of the best locations in Dallas. Northern Heights is a slender sliver of homes next to Northern Hills, just across Abbott Avenue, a conservation district with some of the oldest and most architecturally diverse homes in Dallas. The area was developed in the 1920s by the McNeny brothers, who also designed the M Streets. That’s what caught my eye. When I spotted it on Realtor.com, the listing had no address, so I rang up Allie Beth Allman’s Alex Perry to get the inside skinny. I was sure it was in the M Streets! 

But, surprise! While most of the small neighborhood is zoned for townhomes and duplexes, this Northern Heights Tudor is one of the exceptions that have not been demolished, and with good reason. Not only is it nice to have character and history, but the entire home has also been beautifully updated and can stand up to any contemporary townhome.

With 3,779-square-feet, it has three bedrooms, three bathrooms, a powder bath, an oversized primary suite, a roof deck, a fully finished-out basement with 600 square feet of living space, a 675-square-foot guest house above the garage, and a pool! What more could you ask for?

How about this location? Not only is this an absolutely beautiful part of town, but there is also not a better neighborhood for proximity to Highland Park, Turtle Creek, and Knox Street. Walkability is becoming more and more essential, and in this Northern Heights Tudor, you can be eating at Toulouse in 12 minutes. Walk the opposite direction, and you are about the same distance from Al Biernat’s. Working off all that delicious food is a breeze with the Katy Trail steps from the front door.
