This M Streets Cottage Continues to Capture Our Hearts

When asked about the best neighborhoods in Dallas, the M Streets have been considered a hot spot since they were developed.

Filled with some of the best examples of period revival architecture, homes like this charming M Streets cottage have captured the hearts of young professionals since Fletcher and Frank McNeny started developing 100 acres in the heart of Greenland Hills in the early 1920s.

A dive into the archives of The Dallas Morning News reveals that this beautiful M Streets cottage at 5838 Monticello was built in 1926 on land originally purchased from the McCommas estate that became the first residential subdivision of Belmont heights. 

Long before the area was dubbed The M Streets, it was called Greenville Crest, and the ad copy was inspired. Here’s a section from one of the advertisements:

When the announcement was made, developers noted the neighborhood would be “restricted to high-class and permanent buildings, with a definite program of beautification to be carried out coincidentally with the building of homes.”

Construction was limited to brick, hollow tile, and stucco to assure not only beauty but also to reduce fire hazards. In other words, these homes were built to last!  

I think the developers would be pleased to see their efforts did last and are still being appreciated by a broad demographic of buyers today who have made substantial improvements and updates to these homes.

This M Streets cottage has always been a rare find because it was originally built with a two-car garage. Remember, in Dallas during the 1920s people still took the streetcar to town, and few families had even one car.

Sunrooms, period stained glass windows, and hardwood floors are hallmarks of what continues to make these homes so unique. Of course, our needs have changed, and intelligent homeowners have opened up floor plans to create better flow.

This 2,118-square-foot cottage has had the formals opened to the kitchen and family room. There are three bedrooms, two full bathrooms, and a powder bath. A large walk-in closet and sitting area were created in the principal bedroom.

Custom oak cabinetry has updated the kitchen, and the backyard was turned into an oasis with a pool and firepit. With most of us still spending this summer in Dallas, having a pool is an enormous advantage. Along with the ability to walk to Lower Greenville’s shops and restaurants, life is going to be wonderful in this charming M Streets cottage!
