Sylvan Rivercrest Classic on Hazelwood Drive

Maybe it was a desire to return to normality.

There were plenty of flashier, glitzier, new-to-the-market candidates, but I was craving residential comfort food. Steak and potatoes.

Well at this price point, more like Chateaubriand and Pommes de Terres Lyonnaise. Although at under $1.5 million it’s a pretty fair price to live in one of Fort Worth’s premier Westside neighborhoods.

Welcome to this beauty, which is newer than the year and only one day on the market. Built in 2002, the five-bedroom, five-bath house demonstrates that new builds need not be bombastic or pretentious. In fact, the façade is almost restrained in the extreme. Beautifully balanced and devoid of ornament, it blends perfectly with the mature landscape and its older neighbors in venerable Rivercrest.

The layout of the 4,371-square-foot residence is traditional, with areas of thoughtful open concept. The living room is worthy of analysis. The rich parquet floors contribute to the illusion of timelessness. The depth is front to back with the staircase descending into the room. Rearrange the furniture and stage your own classic sitcom.

The kitchen is surprisingly small for a new build, but it’s all here. Large double ovens, gas cooktop, a 36-inch freezer/ fridge — all in stainless steel.

On closer inspection the kitchen functions as an efficient command/control center for a suite of rooms, including an informal dining area in the center with a cozy TV room/den beyond.

The whole suite is suffused with light a result of extravagant fenestration.

The four ganged window units form a banquette unit. At the end of the den are four French doors. All of this captures captivating views of the back garden.

One of the plusses of this house is its versatility. The bedrooms are generously sized and one of the two downstairs bedrooms is a candidate for a primary suite, but there is a rival among the three upstairs.

All of this wonderfulness is placed on a sylvan half-acre lot overlooked by a sprightly terrace. Seriously. Wow.

And, to borrow a metaphor from music, returning to a tonal center, this offering is completely low key comforting and tranquillity inducing.

Martha Williams of Williams Trew is offering 402 Hazelwood Drive for 1,395,000.00.
