Reaching $100 million in sales is impressive any year. Doing it in the year of a global pandemic and economic downturn might seem impossible. But Alex Perry of Allie Beth Allman & Associates is used to exceeding expectations. Perennially one of the top-selling agents in Dallas, his success has not happened overnight. Instead, it’s the product of years of hard work building a business infrastructure and gaining credibility with clients 

“I always say that in real estate we’re problem solvers,” Perry says. “Every transaction is unique. If a problem comes up, you find a solution, not an excuse.”

Consistently closing the deal is what has separated him from many of his peers.

This year, it wasn’t uncommon for homes to go under contract only to fall back onto the market at the last minute. Perry has been adept at seeing transactions through to the end.

Preventing minor issues from derailing major deals has been a hallmark of his career. He gives credit for much of his success to a team of vendors that he calls upon regularly. They include top-notch appraisers, inspectors, title companies, and subcontractors, each with their own expertise and ability to assist with countless challenges.

“When you have people like that, and the knowledge that goes along with them, you can solve most problems that come up,” he said.

When COVID-19 hit this spring, Perry took a back-to-basics approach.

While others waited, he picked up the phone and started talking with people. Those wanting to buy or sell in that environment weren’t interested in just touring homes. They were ready to make deals and needed someone who could get the job done.

“It actually simplified the business,” he said. “It was an opportunity to showcase my strengths during a time when some people were taking a step back.”

According to Perry, communication is always the key no matter the market. The only way to deliver for a client is to truly understand what their expectations are. From there, it’s a matter of confronting challenges head-on, having difficult conversations when necessary, and understanding how to take advantage of market conditions.

The events of that past year have changed what people want from a home.

Space has become more of a priority. Amenities like pools are now considered assets. Clients expect their real estate professional to find these features and get the best deal for them.
