Our Inwood House of the week is a sophisticated farmhouse that would have Joanna Gaines turning green with envy. A few years ago, Kim McAuliffe-Price of Briggs Freeman Sotheby’s sold a charming cottage to her daughter’s friend. “I redo houses a lot, and I have a vision,” McAuliffe said. “But, I did not see this coming.”

That adorable cottage at 8702 Cortleigh Place was taken to the studs and turned into a 3,056-square-foot sophisticated farmhouse. Now McAuliffe-Price has come full circle and  is selling it for the same friend with her real estate partner (and daughter) Erika Orbin.

Working with Creative Architects, the owners built a second floor, and extended the family area, creating the ever-popular open floor plan. “It’s basically new construction,” McAuliffe-Price said.

The owners added just the right farmhouse chic touches without overdoing the look. They wrapped the fireplace in shiplap and installed a barn door over the family room entry, but that’s about it. The home has a sophisticated farmhouse look you don’t see enough of in Dallas or on TV. Chip and Joanna could learn a thing or two from this seller!

The result is an all-American family home with three bedrooms, two bathrooms, a powder bath, study, and a cleverly designed laundry room.

One of the most inspired ideas was locating the Ralph Lauren navy blue study off of the kitchen and adding French doors. You can see what’s going on, but still get some work done. And that color! Don’t you just want to paint something that gorgeous navy?

We love having a  downstairs master suite. The owners vaulted the ceiling and added wood to enhance that sophisticated farmhouse feel. The master bathroom is awash in marble and any bathroom that has a place to sit and sip champagne scores big time with us! A cleverly designed laundry room overlooking the backyard was added behind the master bedroom. It’s clever in that it’s not just a laundry room. Home office space was built into the room and it’s large enough to practice the piano!

There are two bedrooms off the upstairs game room and one of the most adorable nurseries we’ve ever seen. In case you were wondering (because we were), that is wallpaper behind the crib!

The exterior is as well-thought-out as the interior. A porch wraps around from the front door across the back of the home. There’s a large outdoor kitchen and fireplace with an enormous backyard.

It’s hard to believe you are in one of the hottest neighborhoods in Dallas, minutes from downtown. This sophisticated farmhouse sits on almost .4 acres of land and is on a cul de sac. If you are not familiar with Shorecrest Terrace, it’s one of the more rural areas of Bluffview, covered in trees, so extremely private.

McAuliffe-Price and Orbin have the home listed for an astonishingly great price of $925,000. “I love the feel when you walk in,” McAuliffe-Price said. “It’s such a livable home.”
