Wow! That’s the word everyone says when they walk in the front door of this Preston Hollow Estate at 9820 Meadowbrook Road. “It’s like nothing you’ve seen before,” Allie Beth Allman listing agent Alex Perry said. He’s absolutely right.
Luxury builder Simmie Cooper knows a bit about “wow” factors. He’s the brains behind 4512 Isabella Lane, former Dallas Mavericks player Shawn Marion’s home, which I wrote about back in July. Cooper has his finger on the pulse of what a luxury buyer wants today. They want big. They want bold. They want privacy. They want attention to detail. This house ticks every one of those boxes and offers up 17,103 square feet of living space on over an acre of land in one of the best spots in Preston Hollow.“We wanted to build a house you could really entertain in,” Cooper said. “It had to be open, and simple with clean lines and it had to make a statement.”
Let’s talk about that statement because there is not just one. There are plenty, and they start at the entry of this Preston Hollow Estate. You can toss a pretty grand party in just the entry area. If you want to invite over a few hundred more people, the entry segues into a 3,000-square-foot living area from which you can then throw open four sets of enormous French doors and wander out into the extremely private backyard. If outdoor entertaining is your preference, you’re in luck. There is a large covered kitchen, dining area, and of course a gorgeous pool. Cooper planted huge Magnolia trees to ensure privacy.
If you need a ballroom, move the furniture to one of the bays in the six-car garage for the evening. You can perch musicians up above the entry on a balcony that overlooks the entire living area. Why leave home? With this incredible Preston Hollow estate, you will never think of entertaining anywhere else!
The dining room is a more intimate space, yet can still seat 16-24 easily. Cooper added plaster molding to both the dining and study ceilings which lend an air of grace and elegance.
But, let’s not forget this is first and foremost a home. Although the family room and kitchen are open-plan, the coffered ceilings are a brilliant touch. They make the entire area feel cozy and comfortable. What a great spot for a family Sunday brunch in front of the fireplace!
“The property lives really well,” Perry said. To showcase that livability, Perry called on George Bass Stage and Design. “Staging it was key, and it was the most important marketing piece I could do. I wanted people to envision living in the house. Everyone who has toured it has said they appreciate the staging.”
“This Preston Hollow estate has a distinctive aesthetic,” Bass said. Our goal was to capture a livability because this residence is made for entertaining on a grand scale.”
Bass calls this look museum stage minimal. “I did not want to interrupt the finish out of the property, and I wanted to barely evoke a view or a feeling of invitation to sit and converse. I decided to make it as simple as possible with large-scale modern art by Johnson Keith and other notable artists from local art galleries. The furniture is cool and serene, just like the colors of the house.
It was a challenging property to stage because we did not want small detractors as far accessories are concerned. Our main objective was to give a sense of scale, and identify what spaces can be used for and I think we accomplished that.”
There are six bedrooms, seven full bathrooms, and three powder baths. A gym and study are just off the master suite. The master bathroom is a veritable sea of marble.
Although this is an $8.5 million unique property, Perry has had plenty of showings. “If you want a modern home in Preston Hollow, there is nothing else like this,” Perry said.
If you are wondering about luxury property sales and why so many people are looking at this category of home, stop and think about who is moving to Texas. Loads of people from California, corporate leaders from all over the world and, of course, athletes. The National Association of Realtors recently released the Texas Luxury Homes Sales report noting that DFW is home to the largest luxury housing market in Texas.
Luxury homes were the fastest-growing segment of the Texas housing market in 2017 with double-digit gains in both sales volume and sales dollar volume among Texas homes sold for $1 million and higher.
From November 2016 to October 2017, Texas luxury home sales increased 19.1 percent to 4,622 sales, and sales dollar volume jumped 19.9 percent to $7,558,278,236 from the same time frame one year prior. Locally, luxury homes in the Austin, Dallas-Fort Worth, Houston and San Antonio Metropolitan Statistical Areas ( MSA’s) experienced double-digit growth as well.
Dallas-Fort-Worth-Arlington had the highest luxury home sales volume with 1,669 sales.
What all that translates to is, if you want a luxury home and a unique Preston Hollow estate, don’t wait around. People are lining up regardless of the price.
It’s Dallas after all!
