It’s getting hard to find a three- or four-bedroom house in Dallas for under $300K. So we’ve headed to Farmers Branch, where we’ve found a renovated property for well under that mark with lots to offer buyers.

Our Tuesday Two Hundred at 13840 Janwood Ln. sits pretty on a corner lot with attractive curb appeal and an updated interior. It has four bedrooms, two bathrooms, two living areas, and 1,975 square feet on two stories, built in 1958.

“I think this is a wonderful opportunity for someone, probably a first-time homebuyer, to get a move-in ready home in a great Farmers Branch location, close to Dallas,” said listing agent Kelley Winsor with Allie Beth Allman. “This house has lots of standout features, like an enormous master bedroom in the second-story addition, which is above the two-car side-entry garage, and a state-of-the-art security system with smartphone control.”

We love the location of this house, close to Valwood Pkwy. and Webb Chapel Rd. It’s just two miles north of LBJ Freeway and two miles to Interstate 35, making it a cinch to get around. Without traffic, you can be at Love Field in 20 minutes and DFW International Airport in 25, for example. It is also two blocks from the beautiful Rawhide Park, a 20-acre urban recreation area with climbing structures, metal sculptures, and three walking trail loops.

The large entryway leads to the living the front living area through a large arched doorway. The living room has a decorative fireplace, perfect for candles. Engineered hardwood floors flow through most of the first floor.

The galley kitchen looks out to the backyard and features dark wood cabinets, granite countertops, custom backsplash, attached breakfast room, and stainless steel appliances. French doors lead to the backyard.

On the lower level of the house, you’ll find three bedrooms and a full bathroom. The second story is an addition and it’s where you’ll find the master ensuite. That room has new carpet and an updated bathroom with travertine tile and granite countertops.

The backyard has a new privacy fence, wood deck, mature trees, and plenty of grassy green space.

This Farmers Branch home was listed Nov. 20 by Winsor for $269,000.

I’d dig up and sod over the old front driveway area, plant some landscaping underneath the windows, and lose the “hey, we converted the old garage” effect on the front facade. Perhaps that’s something for the new owners to do…
