Hot Hot Hot: East University Boulevard Condo Will be Quickly Snapped-Up

Unassuming entry opens to another world, trust me …

The area south of Lovers Lane and east of Greenville Avenue is on fire.  Of course anyone looking for a reasonably-priced condo already knows that. The area was built-up in the 1960s with acres of apartments, many of which over time converted to condos.  Those remaining apartments are being mowed down for new condo and townhouse developments costing a heck of a lot more than the original condos of the area.

It’s a pretty sweet location that’s handy to everything from downtown and Deep Ellum to Knox-Henderson, DART, SMU and of course the original Dallas Central Market right in your backyard.  Condos coming to the market sell lightning fast.

Unit 118 at 5927 E. University has been on the market since June 2 and had an open house on Sunday.  There may be pens wagging across multiple offers as I write this. It’s currently listed with Vanessa Collins of Nathan Grace for $229,000 with a very reasonable $210 in monthly HOA dues.

Like many complexes in the area, their street face belies the generous courtyards on the interior.  In the raucous 1960s, it was likely these were all open to the street before times changed and fences went up.

But these courtyard complexes offer an oasis for residents.  There are multiple areas for outdoor enjoyment.  Seen here is a sitting area with an outdoor fireplace (classier than a plain old pit).  Other portions of the courtyard house a generous pool and other amenities.

Entering this 1,153-square-foot, two-bedroom, two-bathroom unit, you’re met with by a generous living area with plenty of window space.  That pair of good-sized sofas tell you this isn’t a poky space, and the color on the walls tells you this home has been remodeled for the move-in buyer.

Separating the living room from the kitchen and dining room is this fun see-through fireplace.  On the right you can see the kitchen’s breakfast bar stools.  Note the wood floors.

On the other side of the fireplace you have another generous space. For a 1,153-square-foot unit, I bet you didn’t figure on seeing a dining area that could easily accommodate six guests. As you can see, the kitchen isn’t completely open (load-bearing walls, I suspect) but it’s more than open enough so the cook doesn’t feel removed from their own party.

The kitchen has been redone with a white and stainless steel palette so popular today.  I might want to change out the countertops with something solid surface, but that’s pretty easy and not terrifically expensive.

Measuring 17 by 15 feet, the master bedroom is quite the surprise.  It offers plenty of space and French doors leading out to a patio.

Of course the bathroom has been redone.  The bathtub was converted into a large shower for more modern bathing.  Again, a light neutral color palette will appeal to many buyers, but I’d still replace the counters and get an under-mount sink.

I saved the best for last.  When the complex sits on 3.3 acres, you get generous spaces.  The pool is quite the tropical getaway with palm trees and cabanas.  Out of shot there’s a communal hammock to while away the hours.  Everything looks in good condition, so that $210 HOA payment is well spent.

If this home isn’t sold in the next five minutes, definitely have a look.  As more of the area converts to expensive new builds, these generous, low density buildings will only become more popular.

Remember:  High-rises, HOAs and renovation are my beat.       The agent reached out to me today to tell me that there were multiple offers on Sunday and it went under contract this morning. Good product at the right price continues to fly off the shelves.

    What a wonderful adventure was to prep and list this property for all the Dallas Buyers out there. This condo had offers within 24 hours; but together with the seller, we decided to increase its exposure by allowing showings until the end of the weekend. WOW!!! The feedback and traffic were amazing as more offers continued to flow into my email. This condo is now under contract!

    I was nervous listing this condo, because there are other two units available with more than 65 days on the market. But this terrific listing was priced well, exactly what’s needed in our hot “seller’s market” phenomenon.
