8530 Mediterranean Front

I have always been a fan of Lake Highlands, and now I’m even more in love with this neighborhood thanks to the many well-done renovations that have popped up throughout this near-suburban neighborhood. There have always been a few prized midcentury modern homes in the area, each with plenty of character. Now we’re seeing more and more of the existing post-war housing stock transformed with the mid-mod aesthetic, often to great results.

This listing from David Collier is a great example of a remodeled post-war with some fantastic open spaces and beautiful finish out, making it worthy of being recognized as our High-Caliber Home of the Week sponsored by Lisa Peters with Caliber Home Loans.

Jump to see inside this beauty that is not only in a wonderfully quiet area, but is also inside Richardson ISD’s Wallace Elementary attendance zone!

The curb appeal on 8530 Mediterranean is just ridiculous, right? I love those bold address numbers, easily visible from the street. The color scheme — dark gray, bisque, and a robin’s egg blue door — is all very on-trend. You’ll also love the pergola covering the driveway, shielding cars or providing shade for your block party attendees.

Inside, it’s all windows and beautiful hardwood floors throughout this three-bedroom, two-bathroom home. There is a large living area, beautifully remodeled kitchen with a spacious eat-in island, and an adjoining den with a stellar window grid looking to the front yard. It’s bright, open, and has a really harmonious design. Collier, a David Griffin & Company agent, is listing this beauty for $390,000.

And this house isn’t small, with more than 1,800 square feet it can easily accommodate a modern family. I love how easily the home flows from space to space, too. Let’s talk about that kitchen, though. The white cabinets are perfect, and the quartz counters add some great style with the kind of hard-wearing longevity that families will love. There are plenty of drawers, extra storage, and really fantastic glass subway tile on the backsplash. It’s just enough to make you look, but not too much to distract from those beautiful oak hardwood floors.

The master suite is a beauty! Check out that cool accent wall, which goes great with that huge contemporary ceiling fan. The recessed lighting is just the right way to add some light to the space without weighing down the fan with a light kit. I love that triptych of windows, too, that look out to the backyard.

The master bath is also on-trend, with a marble-topped vanity and oversized shower with cool architectural tile. It’s pretty, but I’m lamenting the loss of space for a tub. Where will they drink their wine?

The second bath has a lot going for it, too, with tons of dark-grouted subway tile, a huge marble-topped vanity, trendy finishes on the plumbing fixtures, and a vintage green tub that adds a pop of color and style, but also hearkens back to the home’s history. What a great touch!

8530 Mediterranean Screened Porch

8530 Mediterranean Covered Patio

The home sits on a large lot, and it manages to take full advantage with a sun room and a great covered patio, so just imagine the get-togethers you can have back here. Add a play set and let the kids run wild!

Love both the front door and that vintage tub. So agree with you about street addresses: often you cannot find them on the curb. We nee to do a post on that!

That green tub is fine within the right context, but here is it just jarring. To me, it looks as if the renovators just got tired or ran out of money and said “oh heck, leave it!” No other green in that bathroom to make it seem a deliberate choice.

I love the bath tub! LOVE. IT.

I wish I had one of these funky tubs in my one-bathroom home, maybe then I could hide the fact that I am a terrible housekeeper! I treat my tub like Beyonce did Jay-Z — put a ring on it!

Don’t get me wrong — I like the tub. It just looks out of place — more green in that bathroom would make it fit right in.

I wish they had gone for more modern cabinets vs. the shaker style, but it’s overall nicely done. The funny thing is so much has had a lot of attention to detail, yet they didn’t bother to power wash that dark and dingy back patio? I also hope that the rocks out back cover a good drainage system, as that hill sloping toward the house would concern me.

    • Joanna England on June 1, 2016 at 12:11 pm

Yes, I was thinking the same thing about the patio, and I’m sure those rocks are covering some kind of French drain there, though I would have to ask the Realtor and get back to you!

    Note to flippers
Nothing screams cheaply done like leaving the old bathtub. Buyers see this as a potential problem down the road. I wondered why the price is so low, no garage and ducky bathtub.

    • Joanna England on June 1, 2016 at 12:10 pm

OK, I have to disagree because I love the vintage bath tub. They really don’t make them like they used to, and more people are choosing to re-glaze these well-made beauties and keep them. I think it gives this home some great personality, and I don’t think it made the price dip a bit. If anything, it’s a wonderful bonus.

      • Brad on June 2, 2016 at 3:14 pm

A bonus??? That green tub is f-ugly. Without a matching toilet and vanity, there’s no way to put lipstick on this pig.

Kind of rude, but you’re entitled to your opinion I guess.

The green bathtub was kept purposefully and we designed around it, I for one in many many years of doing renovations have never seen this modern art deco design in a tub before, and the mint green was in fabulous shape for its age. I would have loved to had a green toilet to match but one was not available,

  6. Kathy on June 2, 2016 at 10:06 am

Well, Shawn, thank goodness you couldn’t find a green toilet to match! Perhaps a younger buyer who didn’t live the colored toilet/tub phase in the fifties and sixties will think it’s cute. To me, it just looks like the seller cut corners. But that is just me. And as my husband said, a white toilet just looks/feels cleaner, it’s an emotional reaction but we all know buying real estate is often an emotional reaction. And Joanne, reglazing is often problematic in that the coating comes off. Have this problem in my current house. Tub has a paint like finish that is peeling off and I don’t use a scrubbing cleanser. The drain is rusting. Whole bathroom redone by previous owners but they left the tub to be someone else’s problem. Which we knew going into it. Would like a recommendation for a good tub reglazing company!

I love colored commodes and plumbing fixtures but have learned the dang manufacturers change colors about every ten years, and you cannot find parts or matching color pieces. We have six commodes: one is black, one is yellow, the others are all Biscuit beige. A plumber cracked the base of my yellow Kohler (grrr!) and now if I want to replace it, I have to rip out the pedestal sink and shower that match. Beige or white for me next time, too!

enh. pretty pedestrian remodel other than a couple of unique touches but still a nice remodel overall.
