Legendary Lane extFolks, I’m telling you, do not, repeat, do not fool around when you are buying homes under $700,000 ANYWHERE in North Texas.

Legendary Lane kitchenCase study: 3708 Legendary Lane, Plano. Listed March 19, year of our Real Estate Lord 2014 for $269,900.

Here is the report I got from the seller on March 19:

“Less than three hours live, and we have an offer above asking! 6 more showings tonight, three tomorrow. Will wait until tomorrow night to make a decision.”

So that was the first day. This for a home in Plano.

March 20:

“40 showings and 4 offers since 4 pm yesterday….”

March 20:

“Sold for $280,000 cash! Done.”

Yes people, it is possible.

This is a typical floorplan with 4 large bedrooms, three full and one-half baths, just a smidgen over 2800 square feet. The sellers popped in tons of upgrades including wood floors throughout, custom paint, built ins, upgraded stainless steel fixtures. Note the brick walls in the kitchen. Why don’t more home builders build with brick walls?

Then they remodelled the master bath, getting rid of the usual blah white wood and Corian with dual vanities and a frameless shower. All closets throughout are generous, knocked-out. The kitchen is really the showplace of this home with the granite counters and breakfast room. Then there is the pool, viewable from the living room and formals, and that cute draped cabana that evokes images of Casa Blanca.

This home is adorable and it was sold for more than asking in less than two days. If you are in the market for a new home, it is more important now than ever to be ON TOP of listings the second, I mean the second, they hit MLS.Legendary Lane pool
