Let’s talk about using video to market a home, OK? I am definitely pro-video. I dislike a lot of slideshow widgets. I do like color commentary from agents and brokers, but I am not a big fan of doing a walk-through, especially not with a shaky iPhone.

Which brings me to our Friday Four Hundred, 1814 Marydale Drive in Stevens Park Estates. I love the video marketing this property, which is listed by Ged Dippery of Dave Perry-Miller for $489,000. It has color commentary, a steady (not too fast!) flow of photos showing off the property’s amenities and location, and it doesn’t feel over produced. Of course, not everyone is going to need a professional real estate marketing firm to do a video tour, and there are some great websites that can help you produced a simple real estate marketing video for free.

Now, let’s talk about this super cute house, which, thanks to a great real estate marketing video, practically sells itself. The home, well, it’s just perfect. While this is in one of the more upscale neighborhoods in Oak Cliff, this house could easily fit in among the cottages of University Park. It’s super close to downtown, has great schools nearby, and this house has a fabulous pool in the backyard. It’s a great size for a family, with four bedrooms, three bathrooms, and almost 2,600 square feet. The kitchen is well-appointed with stainless appliances, custom cabinets, and granite counters and backsplash. There are tons of built-ins, too. There’s an over-sized five-car garage, which is great for parking toys and having a studio/workshop.

So, what’s your preference when it comes to video marketing? Do you like walk-throughs or slideshows with commentary? Or do you like a host in front of the camera?
