Everything is moving south, it seems. I bumped into Cooper Smith Koch, one of my favorite Kessler Park residents and JC Penney models, over the weekend. I just adore Cooper, mostly because he’s just as smart as he is fun, and he shares a first name with my favorite person ever — my son!

Cooper and I got to talking about how fast things are moving south of the Trinity, and according to Cooper, North Oak Cliff and West Dallas are edging toward critical mass.

I have to believe it, really, with all of the mixed-use and luxury developments that are sprouting up. The first phase of Sylvan|Thirty will open later this year, and tons of other projects in the area have cleared hurdles with the city. Luxury apartments are going up in Winnetka Heights, and property values are climbing at quite the clip.

Which brings us to the Cedars, an area just east of North Oak Cliff and south of Interstate 30. It’s popular with young professionals and artists, with brand new highrises and close proximity to the Dallas Police Department’s HQ. Our Thursday Three Hundred is a beautiful two-bedroom, two-bath condo inside The Beat Lofts, a midcentury-styled highrise building built in 2007.

This sixth-floor unit features fabulous downtown views from the corner balcony and the floor-to-ceiling windows in both the master bedroom and living room. It’s urban and chic and completely affordable. It’s marketed by Al Coker for $279,900. It’s spacious, too, clocking in at 1,155 square feet.
