Tuesday Two Hundred: This Austin Stone Bungalow in Hollywood Heights is All Value
Share News:
This is another installation in the “everything in the $200K range is under contract” saga. Seriously. I cruise MLS on a daily basis, looking for amazing homes to feature here on CandysDirt.com. They have to have a little something special, they have to really catch my eye to make it on here. The problem is, potential buyers are doing the same dang thing I am doing — hunting listings like hungry hawks! Seriously, every home that caught my eye this morning was already under contract!
That’s not going to get the best of me, though. Our philosophy here at CandysDirt.com is that until they get the keys, it’s still game! That’s good, especially for this adorable Hollywood Heights bungalow at 1118 Tenison Memorial. It’s marketed by David Bush Realtors for $275,000. This home is in a great location that is building tons of momentum. One of the downsides of living in this area is the trek you have to make for shopping. Not anymore! Lincoln Properties has finally shared its plan for renovating the shopping center at Gaston Avenue and East Grand, and it’s going to bring high-end grocery and retail to this long-neglected spot!
Anywho, I have a soft spot for Austin stone homes, especially those with wide front porches. This house, built in 1938, has remained completely intact outside. It’s just beautiful from the street. On the inside, though, you’re stepping into a different decade. That’s a good thing, y’all! This home has been completely remodeled with style and convenience in mind, making it a fabulous merging of historical architecture and modern amenities. It’s a sizable house for this neighborhood, too, with three bedrooms, two baths, and more than 1,300 square feet.
The living and dining areas have been completely opened up, allowing spectacular flow that will have you entertaining crowds with grace and ease. The hardwood floors are beautiful, and while the paint choices may not be for everyone, I absolutely adore them. Rich and vibrant, the walls really elevate the style and decor of the home. In the kitchen you’ll find brand new cabinets, stainless appliances, granite counters, a mosaic backsplash, a wine cooler (I’M SOLD!), and a huge breakfast bar. Add in that cool pendant lighting and I swear this home was made for me!
The master bedroom is separate from the other bedrooms and has an en-suite bath that is completely updated. There’s a double vanity and perhaps the coolest walk-in shower I’ve seen in a while. I love the frameless bypass doors so much. Really, this master suite is all value!
In the backyard you’ll find an expansive deck and stone patio — again, even more perfect for entertaining crowds. There’s a large grassy area for playing catch or lawn games, and a great little nook along the back fence for hanging your hammock.
Could this house get any more perfect?

LOVE it! Why oh why is there nothing to be had like this in Austin?
I agree. I am a residential realtor and my team works both the DFW and Austin markets. Real Estate is booming in both markets and Austin is great but the home prices are very high compared to Dallas and there is less variety of home styles in Austin than Dallas. This home in the style of neighborhood like Hollywood Heights and close proximity to downtown would be in the $500K range or higher.
And did you know that rents are higher in Austin than Dallas and the highest in the southwest? I love Austin but maybe growing a little too fast. Great insights, Mark!
