The Dallas-Fort Worth metropolitan area is adding about 360 new residents a day, which is putting some serious pressure on the real estate market. The North Texas area added more than 131,000 people last year, and if traffic in East Dallas is any indication, at least half of them moved there. The other half are still on the North Dallas Tollway, having decided to live out of their car because hey, they can’t find a home and there’s plenty of room to park.

relocationTexas welcomed 524,511 new residents in 2017, and 230,118 of them found homes in the Dallas-Fort Worth-Arlington Metropolitan Statistical Area, the latest Texas Relocation Report from Texas REALTORS® revealed.

The report, which was released on Valentine’s Day, analyzed migration data from the U.S. Census Bureau and U-Haul, found that Texas ranked second in the nation for relocation activity in 2017, and the DFW area was the spot most people relocated to.

“Texas remained a hotbed of relocation activity in 2017 due in part to our diverse job opportunities, record-breaking housing market and booming economy,” Tray Bates, 2019 chairman of Texas REALTORS®, said in a statement. “This is the fifth year in a row that Texas has gained more than 500,000 new residents from out of state and we anticipate that trend will continue in the coming years.” (more…)

Moving is exciting. And exhausting. There is a whole lot to do. Packing and unpacking, emptying and reloading cabinets and drawer. You may even be painting and remodeling.

Every day, I meet people who are immersed in the moving process as they are signing closing documents. They usually have their heads and hands full of things to do. But there are a few more items I want to tell them to take care of before they finish unpacking.

I’ve moved more than 20 times, including eight home remodels, which helped me come up with a list of eight essential tasks that you may not think about when moving. Make it a goal to complete these in the first couple of days of your move.

Tackle these eight items first. If you’re overwhelmed, hand this list to someone who loves you and ask them to assist.

When you’re relocating for a job, the search for a home can be rife with uncertainty. 

Are the schools good? Is there a grocery store nearby? Are there other school-aged children in the neighborhood? Is it safe?

Texas is the place to be for economic prosperity and job growth, which in turn has made our real estate market one of the best in the nation, according to the 2014 Texas Annual Housing Report, released this week by the Texas Association of Realtors.

Nearly every area of real estate in the Lone Star State continues to get bigger and better, some of it astoundingly so, the report shows. Most notably, growth has happened in luxury home sales, international home buying, relocation activity, condominium sales, and remodeling trends.

“It’s a great time to live in Texas. The high demand for Texas real estate is not being fueled by speculation and investment activity—it’s driven by the thousands of people who move to the Lone Star State daily,” said Dan Hatfield, chairman of the Texas Association of Realtors. “People are moving to Texas from across America and around the world to take part in our state’s booming economy, business-friendly environment, and quality of life.” (more…)

We’ve been talking about this trend for some time, but thanks to the business-friendly environment Great State of Texas and our fantastic job market, more people are moving to our state from areas where there are fewer jobs and houses cost a whole lot more.

And of course, when more people relocate to Texas, that means more real estate clients. A total of 138,057 new clients according to the statistics from the Texas Association of Realtors’ “Texas Relocation Report.”

The report, which uses data from 2013 American Community Survey, the 2008-2012 American Community Survey 5-Year Estimates by the U.S. Census Bureau, as well as the U-Haul 2013 National Migration Trend Reports shows that Texas is outpacing Florida, California, Georgia, and North Carolina in the number of people moving from out of state.

I got to know Jane Cheek and her cute little boy, Abe, when she was teaching a toddler art class in East Dallas a little over a year ago. This talented stay-at-home-mom, a former art teacher, came up with the cutest ideas for crafts for our little buggers. When she and her husband, Daniel, bought a home up in Royal Highlands Village, I adored watching her transform their three-bedroom semi-detached into a gorgeous property. She managed to do it just months after having her second little boy, Ike, too.

Now with two boys and another bun in the oven, Jane and Daniel Cheek are moving back to their hometown of Raleigh, N.C. Our loss was some other homebuyer’s gain, as their adorable home was snapped up in a matter of days, all due to the brilliant marketing of Keller Williams Elite agent Vicki White.
