Dallas-Fort Worth Is Attracting the Most Newcomers, Report Finds

So many people are moving here. It must be for more than barbecue and no state income tax.

Another good reason to stay off Dallas-Fort Worth interstates is moving trucks. It’s probably someone with a hankering for barbecue, no state income tax, and affordable housing.

Moving trucks have been busy in Texas, especially the Dallas-Fort Worth market.

Dallas-Fort Worth is the top 2021 destination for people relocating to other parts of the country, according to a new report co-authored by Zillow and Allied Van Lines. D-FW joined Charlotte, N.C., and Sarasota, Fla., as metro areas that were listed on the most change-of-address cards.

The report isn’t that much of a surprise considering all the data on move-ins from California and other locales. The migrants are coming from Los Angeles, Chicago, and Phoenix, in that order. Chicago topped the list of metro areas that originated the most net outbound moves, sending movers to Phoenix, Dallas-Fort Worth, and LA.

The top three destination states for people who moved with Allied in 2021 are Florida (5,684 moves), Texas (4,739), and California (3,253 moves)

“In 2021, residents intensified the trend that began in 2020 of moving to more affordable neighborhoods,” Zillow senior economist Jeff Tucker said in the report. “The combination of rapidly rising home values and more available remote-working jobs has pushed people to seek out parts of the country where their home-buying dollar goes further.

“But some of 2020s most popular destinations like Phoenix and Austin have gotten so expensive, so quickly that they are losing some of their appeal as affordable options.”

Transplants who moved to North Texas moved to homes with an average value of $94,296 lower home values than in the neighborhoods they left behind, Zillow data shows.

That’s a good reason — and the barbecue and no state income tax.


The report distilled data using interstate moves that were loaded from Jan. 1, 2016, to Nov. 14, 2021. Data was provided for all interstate moves that were loaded from January 1, 2016, to November 14, 2021. To maintain comparability with the time frame covered in 2021, only moves loaded by November 14 of each year were included. Home values were computed using the Zillow Home Value Index for the ZIP codes of origin and destination in the loading month for each move.
