What Can You Buy In Lakewood for Under $1 Million? (Hint: It's a Lot!)

Lakewood rarely fails to delight when we’re talking about location. With White Rock Lake, the fun of East Dallas, fabulous neighborhoods, and proximity to downtown, what’s not to love?

But with that love comes a price tag. So today, I’ve found two great houses in Lakewood for well under a million dollars each. They’re move-in ready, but with flexible floorplans that could be expanded or reconfigured, too.

Both of these properties are walking distance to the coveted Lakewood Elementary, beloved in the community by parents and students alike. The blue-ribbon school is in the process of completing a long-planned 52,500-square-foot addition with lots of natural light and state-of-the-art technologies. This will serve roughly 1,000 students, almost double the previous amount. It’s just another reason people flock to Lakewood when they’re buying.

So let’s see these two houses, shall we?

Arts and culture organizations and events rely on strong, consistent sponsorship to remain vibrant. Dave Perry-Miller Real Estate delivers, sponsoring multiple groups as part of its commitment to North Texas.

This month alone, the brand will be sponsoring the Dallas Art Fair, USA Film Festival, Spring at the Park at NorthPark Center, and the Lyman Whitaker exhibit at the Dallas Arboretum and Botanical Gardens.

Corporate sponsorship is vital for nonprofit organizations, particularly arts organizations, because it can inspire other companies to get involved.

“It is good business to be involved in the community on so many levels, and Dave Perry-Miller Real Estate’s consistent support has been especially important to USA Film Festival over the past 10 years in terms of being able to expand our programming and the number of audiences we serve with our outreach programs,” said Ann Alexander, Managing Director of the USA Film Festival. “It takes long-term partners to make expansion possible, and we are so grateful for that partnership, as well as Dave’s active leadership on the board of directors.”

When it comes to life on this side of the lake, there are few neighborhoods in East Dallas that still retain much of their character like Lochwood. Located on the north east side of White Rock Lake, hugging the borders to Old Lake Highlands and the L Streets, this neighborhood is delightfully hilly, with long stretches of greenbelts that curve around creeks, huge parks, and great neighbors. And it’s no wonder that, with the still bordering on affordable real estate in this neighborhood, Millennials have been searching for the right place to claim their first home.

We’ve seen our share of flips in Lochwood, one of the few remaining somewhat affordable neighborhoods inside the loop, and though we’ve easily fallen in love with them, there’s something to be said about knowing when to stop “updating.” Need an example? Check out this cute Lochwood ranch listed by Lauri Ann Hanson and Aimee Schreiner with Dwell Partners Realty at Dave Perry-Miller Real Estate.

“Located in one of East Dallas’ best ‘under the radar’ neighborhoods, Lochwood, this three-bedroom, one-and-a-half-bath, recently remodeled home is a perfect starter home,” Schreiner said. “It’s within walking distance to Lochwood Park and close proximity to White Rock Lake, so you can enjoy all that East Dallas has to offer right at your fingertips.”

In the parlance of those of us in Dallas who have been huddled indoors avoiding the cold and wet winter, “Where’s the patio?”

I’ll tell you where it is —our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans. It’s an incredible townhome listed by Dave Perry-Miller agents Phillip Murrell and Stewart Lee in one of the hottest parts of Oak Lawn.

“In addition to almost 2,600 square feet of indoor space, the townhome includes a yard with access to the first floor, a large balcony adjacent to the living room, and a roof-top deck with stellar views of downtown,” Murrell said. “This is the perfect townhome for those who want to enjoy the excellent weather we’ve been having in Dallas.”

Just make sure you take your allergy medicine and you’re ready to pour some mimosas and soak up the sun and skyline!

What will he do next?

We are not talking about 89-year-old oil tycoon and philanthropist T. Boone Pickens. He has his famous, 65,000-square-foot West Texas ranch, Mesa Vista, on the market for $250 million. Who knows, could be sold by now.

Now he has sold his Preston Hollow mansion, listed with Dave Perry-Miller and Ryan Streiff. Selling price was $5 million. Word is that T. Boone is heading for a luxury condo.

Dallas Luxury Real Estate

Kathy Myers and Lacy Schultz recently sold the Volk Estates residence of Trevor and Jan Rees-Jones

From Staff Reports

Update, 6:00 pm: Yes, we know this is the beautiful home of Trevor and Jan Rees-Jones, who have amassed a swath of properties, more like a compound, really,  in Highland Park not too far from this listing. They also sold their penthouse at the Ritz. We are working on getting you the vitals, like selling price (hint hint: the home is valued in DCAD at $13,500,000) and the buyers. Cheers!

If 2017 seemed to be a “wait-and-see” year for luxury buyers in the $10 million-and-up range, 2018 is proving to be an “all-in” year. Case in point: Last week’s off-market sale of 6700 Turtle Creek Boulevard.

Kathy Myers and Lacy Schultz of Dave Perry-Miller Real Estate were the listing agents for this impeccable 1.7-acre Volk Estates property that had been on the market for $15.9 million, and sold for an undisclosed amount.

Buying and selling luxury homes in prestigious Preston Hollow has been a focus of Dave Perry-Miller Real Estate since the brand’s earliest days. This is so much the case that for 2017, these Preston Hollow experts were No. 1 in Area 11 for sales volume, units sold (over $1 million), and market share.

Working with success in Preston Hollow takes extensive know-how as well as savvy marketing and negotiation skills. Clients get all that, plus white-glove customer service with Dave Perry-Miller Real Estate

“Dave Perry-Miller Real Estate is unsurpassed in the quality and care they provide their clients,” said Realtor Mark Cain, who has been with the brand for 14 years. “Looking at it from almost any angle, we’ve been the leader in Preston Hollow for at least the past decade and a half and that is the reason I joined them so long ago.”

Almost 25 percent of the brand’s sales last year in Preston Hollow were in-house, which speaks to agents’ extensive internal networking. That is key in selling high-end properties.

So what’s currently on the market for discerning buyers looking in Preston Hollow? I’ve found three fabulous examples of houses represented by Dave Perry-Miller Real Estate. May I give you a tour?
