This Masterfully Kept Midcentury Modern Split-Level Ranch Is Going To Go Fast!

We must be besotted with this Midcentury Modern split-level ranch. We featured it in 2021 and in 2023, and it’s fascinating to look back to see how each owner put their imprint on it. I’ll link those old articles so you can time-travel! However, it’s hard to beat this latest iteration because it resonates on a more grown-up level, and the curb appeal is one of those “honey, stop the car” situations.
It can be too easy to take a Midcentury Modern split-level ranch to the extreme when you start decorating. That’s not necessarily a bad thing, but the result might not appeal to a broad demographic and could make it hard to imagine living a modern lifestyle in a 1956 home. So, it was lovely to see that the current homeowner’s input was sensible and created longevity on multiple levels that buyers will appreciate.

Higgins discovered the sewer line ran beneath the driveway, so he demolished it, rerouted the line, corrected the slope, and reconstructed it. That’s the kind of meticulous work only an engineer-owner tackles.
Jim Higgins, the current owner, is an engineer. And you cannot hope for a better owner than someone who understands the inner workings of a house. The majority of remodeling on this was done by a previous owner in 2013, with the preservation of true mid-century style in mind. Each ensuing owner contributed to the maintenance and updating of the home. One previous owner xeriscaped the front yard, adding some amusing elements like the orange mid-century screen. Higgins continued the native plants in the backyard.
“The major systems were updated as recently as last year,” Iconic Real Estate’s Dustin Merritt said. “Jim wanted to modernize it further but stick with the architectural style. He has a large vehicle, and the carport was not quite long enough, so he added an additional five feet to the carport, using the same construction materials, roof line, and cantilevered steel poles. When he added them, he stuck with the theme and added three more on the left side, which adds to the overall flavor of this home. It speaks to the bones. He has done a lot to preserve the architectural style while updating to today’s amenities.”


The truly special thing about this Midcentury Modern split-level ranch is the light.
“One of my favorite things is the clerestory windows,” Higgins said. “That light carries into the office, and it’s amazing. Sitting down for breakfast, you can look out to the backyard and see the trees through the transom windows. The light is beautiful all day long.”


Located in leafy Linwood Park/Casa Linda Forest, the house has 1,634 square feet, three bedrooms, and two bathrooms. You can bike to the Dallas Arboretum in eight minutes, and it’s so close to great restaurants on Garland Road — your kitchen may end up staying pristine!




“The other thing I love is the neighborhood,” Higgins said. “The people are really nice. History has shown that the people who have owned this home have loved it and cared for it. I am happy to have been part of it. I’ve been lucky to experience the house.”
