From Staff Reports

A familiar piece of Plano’s Legacy District quietly changed hands just before year’s end. The Shops at Legacy North sold for $78 million in December, marking a notable transaction in one of North Texas’ most closely watched mixed-use corridors.

Florida-based CTO Realty Growth Inc. announced that it sold the 243,000-square-foot lifestyle center located at 7300 Lone Star Dr. for $78 million. The buyer is listed in Collin County property records as ACH Legacy North TX LLC, an entity affiliated with Beaumont-based retail investor Albanese Cormier Management Group, the Dallas Morning News reported. Albanese Cormier owns retail properties in 18 states, including California, Florida, and Texas, and this marks the company’s first acquisition in North Texas.

The Shops at Legacy North first opened in 2007 as the third phase of the larger Legacy Town Center development in Plano, masterminded by Fehmi Karahan of the Karahan Companies. CTO Realty Growth acquired The Shops at Legacy North in 2021 for approximately $72.5 million, positioning the property as part of its Sun Belt-focused retail portfolio

Legacy North’s retail portion encompasses roughly 121,000 square feet, anchored by a restaurant-heavy tenant mix that includes The Capital Grille, Seasons 52, Benihana, Mexican Sugar, Café Istanbul, Sakhuu Thai, and Ebb & Flow. In addition to retail, the property includes approximately 115,000 square feet of office space and amenities, including garage parking, retail fitness centers, and spas.

While The Shops at Legacy North sits just across the tollway from the higher-profile Legacy West destination, the two properties serve distinct and complementary roles. Legacy West is known for its luxury-forward retail lineup, with brand presences including Gucci, Louis Vuitton, Chanel, Tiffany & Co., David Yurman, and Tom Ford. Legacy North, by contrast, has built its identity around established restaurants and neighborhood-serving retail with a walkable urban village aesthetic. Under new ownership, attention will likely turn to how Albanese Cormier positions the property within its national retail portfolio and new additions on the leasing front.

Legacy Club Coming Soon

In addition to changes on the ownership front, Legacy North is also about to get a new social anchor. Legacy Club, a members-only destination designed to blend refinement with a relaxed Texas spirit, is set to open its doors in March 2026.

The 20,000-square-foot social club will occupy the former WeWork space and is being built as an elevated gathering place for Plano residents, office workers, and visitors.

The project is designed around five distinct spaces, each with its own character: The Arena, an immersive Vegas-style sports bar; Wild Orchid, a garden-inspired lounge with live music, wine tastings and tea service; The Restaurant, offering contemporary American fare with seafood, sushi and Texas steaks; The Foundry, an event venue; and The Lounge, a living-room-style social space. Membership tiers will provide access to curated programming, concierge services, and private events, with early applications already underway.
