2025 Kips Bay Decorator Show House Returns to Its Historic Turtle Creek Address

Last year’s Kips Bay Decorator Show House Dallas wasn’t just a feast for the eyes — 60,000-square-feet of underground parking made it refreshingly easy to attend, too. Come November, the celebrated event returns to its 2999 Turtle Creek Boulevard location, promising the same convenience paired with an all-new roster of visionary interiors and reimagined spaces.

 “We are incredibly excited to present the sixth edition of our Kips Bay Decorator Show House Dallas at this storied address,” according to James Druckman, President of the Board of the Kips Bay Boys & Girls Club. “It’s a Dallas treasure, right in the heart of Turtle Creek and surrounded by landmarks. It’s the perfect stage to highlight incredible design, and more importantly, to support the kids and community that need us most.”

Scoring the Uptown mansion was a major coup for Kips Bay.

After parking and traffic concerns ruled out the Old Preston Hollow site, Vipin Nambiar and the team at HN Capital Partners came through with a property that checked every box — from a prestigious address to standout amenities.

Originally built in 2004 by late Dallas real estate developer John Eulich, the estate itself sports a colorful past. Originally slated to become Dallas’ first Mandarin Oriental hotel, plans fell through following a legal dispute. The site was also next door to the celebrated Cipango Club, a Golden Age hotspot in the post-war years of the 1940s — the inspiration for Jan Shower’s 2024 show room.

Fast forward 40 years. When the real estate bubble burst in the 1980s, so did the city’s nightlife landscape. It would take another four decades for the mansion to begin yet anpther chapter. Starting November 7, Kips Bay Dallas will open to the public for two weeks.

In addition to supporting the Boys & Girls Club, local beneficiaries include Dwell with Dignity, a nonprofit dedicated to helping families transition out of poverty, and The Crystal Charity Ball, whose mission is supporting Dallas children’s charities. “Dallas residents have a special place for charity causes and the event’s association with two local charities makes it all the more distinctive,” shared Nambiar.

“The Kips Bay Decorator Show House Dallas is another opportunity for us to showcase the fast-growing design and luxury industry in Dallas, while supporting the ecosystem of designers, decorators, manufacturers, artisans, creators and tradespeople to cross-pollinate their talent and skills to the benefit of the thriving design community within Dallas.”

History permeates every inch of the Javier Burkle’s Sobremesa Lounge, which draws from the Mexican tradition of lingering after a meal.

Many of show house’s  A-list chairs are also back for another year — Jean Liu and Chad Dorsey return as Show House co-chairs. Also repeating their roles: vice chairs Trish Sheats and Shelby Wagner; alumni chairs Javier Burkle, Bryan Yates and Mike Yates; and honorary chairs Jan Showers and Jamie Drake.  

“I’ve had the unique opportunity to participate in Kips Bay both as a designer and as co-chair of the alumni committee,” shared Burkle. “Each role has given me a deeper perspective on our Dallas design community and allowed me to build lasting relationships across the industry — locally and with designers nationwide.”
