Dallas Agents Tackle Pocket Listing Headaches With Unlist, a Matchmaking App for Off-Market

Off-market real estate is one of the murkiest areas of the industry. While hip pocket listings often offer strategic advantages over the MLS, they can be hard to access and even harder to execute. To ensure both buyers and sellers receive the best possible service, communication, organization, and transparency are critical.

Across today’s chaotic landscape of agent networks and listing boards, off-market openings can be a challenge due to their cumbersome nature. This is where local Dallas agents Brian Pienciak and Kyle Brinkley saw an opportunity to innovate.

“The idea came to me during the COVID-19 pandemic,” said Pienciak. “I was out on a run and my phone kept going off.  I looked down and saw notifications from four or five networking groups about the exact same deal. First, it was a little frustrating to get so many messages about the same deal. Also, it wasn’t pertinent to any of my clients’ needs.”

Agents want to be able to ignore flare-ups like these. However, they don’t want to miss out on something that could potentially spell a big opportunity. This is where Unlist comes in.

Unlist works like a dating app for real estate agents. It uses an advanced algorithm based on detailed criteria to match buyers and sellers.

Buyer agents create individual profiles for their active clients using a set of predefined criteria. When there is a match with another agent’s off-market property, the agent gets notifications about potential matches in the app’s dashboards.

On the other end, listing agents create deal profiles for their off-market properties. When a buyer matches with a property, they receive a notification as well.

“It replaces what a lot of the networking groups are doing to make it a lot more efficient,” said Pienciak. “Therefore, it helps to ensure you’re not missing out on various opportunities.”

Aside from the matchmaking engine, Unlist offers a variety of features like built-in chat and communication tools, streamlined deal management dashboards, and an expanded network.  

“This is designed to empower the real estate agent,” said Brinkley. “Historically, the hip pocket market can be exclusionary. It’s difficult for many agents to get their foot in the door, which means missed opportunities. We wanted to create an efficient system and open forum that encourages a higher volume of listings, buyers, and opportunities.”
