You Can Still Get a $6K Lot at Cedar Creek Lake — or a $19M Retreat With Room for 30

Lakefront listings are surging across Texas, and Cedar Creek Lake — located a little more than an hour southeast of Dallas — is one of the most active markets in the state, according to a new summer report from LakeHomes.com. I mean, where else can you find an undeveloped lot for just $6,000 or a private compound that’ll accommodate 30 for nearly $19 million?
The Summer 2025 report by Lake Homes Realty places the total value of Texas lake property at $12.38 billion, up sharply from $10.68 billion in summer 2024. Cedar Creek Lake alone now has more than 1,100 active listings, making it the seventh-largest lake market in Texas.
Among million-dollar listings, Cedar Creek ranks seventh behind White Rock Lake (#6) and Lake Lewisville (#5) in North Texas. The Texas lake with the most million-dollar listings? Lake Travis ranked number 1.



Top agent Debbie French of Ebby Halliday Realtors sees plenty of million-dollar listings at Cedar Creek Lake, where she lives and works. Representing more than 100 active listings at Cedar Creek alone, French says the lake market offers more variety than ever before.
“Buyers have great inventory to choose from and prices are coming down,” she says.
The average home price at Cedar Creek Lake now sits around $631,600.
Slower Pace, Serious Buyers
While listing activity is up, the pace and psychology of lake-home buying have shifted since the pandemic, says Glenn Phillips, CEO of Lake Homes Realty.
Lake-home purchases can now take up to two years, compared to the 90-day turnaround typical of primary residences. “Buyers aren’t thinking of this as a real estate investment. Buying a lake home is a lifestyle choice.”

Debbie French agrees. “Lake homes are more ‘like-to’ than ‘have-to’ purchases,” she says. As a result, buyers are thoughtful, not rushed.
Post-COVID Market Stabilizing
During the COVID boom, buyers were less selective. “People just wanted to get out of town,” Phillips says. But that urgency has faded.
This spring, April and May were quieter, but pending contracts picked up after Memorial Day, just ahead of the July 4th weekend. Importantly, French says, “These aren’t tire kickers. They’re serious, qualified buyers.”
And despite more inventory shifting the balance to a buyer’s market, sellers aren’t desperate. “This isn’t a fire-sale market,” she adds. “I don’t have a single panicked seller.”
Brokerages Expand Into Cedar Creek
With so much activity, several brokerages have expanded their reach into the area. Ebby Halliday Realtors acquired Johnson Monroe Realtors and now has a dedicated office in Gun Barrel City. Meanwhile, Century 21 Judge Fite recently acquired Evans-Martin Properties, a long-established local property management firm.

Luxury homes abound at the lake, but some stand out for their design pedigree. Donna Smith of Duggan Realty Advisors recently sold a 3,351-square-foot Frank Welch–designed modernist home at The Pinnacle Club — a rare find at the lake.
With poured concrete floors, skylights, and walls of glass that capture water and light, the home was a study in site-specific Texas Modernism. Word is Smith has something equally luxe in the pipeline: Emerald Bay, a private waterfront community in the works now. We’ll have more on that in the coming week.
