Fort Worth Is Fastest Growing City and Has Home Sales to Prove It: Report

While home sales in many metro markets struggled to gain traction, Fort Worth bucked the trend with a modest 0.5% increase in overall sales for 2024, according to the Greater Fort Worth Association of Realtors.

A total of 10,717 homes were sold, marking a 0.5% year-over-year rise. Active listings also surged 36% to 2,801, reflecting a broader inventory expansion. Fort Worth’s median home price showed modest growth, increasing 1.5%, while homes spent an average of four additional days on the market compared to 2023.

Tarrant County as a whole mirrored this stability, with median home prices inching up by 0.7%. The county also benefited from 1,400 additional active listings year-over-year, offering more opportunities for buyers. Across the region, inventory levels remained tight, with all three counties maintaining less than five months of supply. Changes in median home prices across the counties stayed under 2%.

“The Fort Worth region continues to be a desirable place for families,” said GFWAR President Paul Epperley in a release. “With the city becoming the fastest growing in the United States, the livability of our area is more apparent than ever with its affordability — a majority of Fort Worth homes sold for $200K to $400K — growing business development and job opportunities, and access to world-class amenities.”

In December 2024, Fort Worth’s housing inventory increased slightly, moving from 2.3 months to 3.0 months, which remains low. Active listings rose by 31%, with homes available across various price points. This contributed to a 23% year-over-year increase in closed sales.

Tarrant, Johnson, and Parker Counties also saw higher active listings in December compared to the previous year. Tarrant County homes spent an additional eight days on the market, while Parker County experienced a notable 9.2% year-over-year increase in its median home price.
