The Vickery Bringing Living, Dining, and Entertainment to Fort Worth’s Near Southside District

Construction on The Vickery, a five-acre mixed-use development at W. Vickery Boulevard and Hemphill Street overlooking downtown Fort Worth, is nearing completion. The project, led by Fort Worth-based Trademark Property Company, broke ground in February 2024 and is slated for a Spring 2025 opening.
Anchored by 307 residential units and 14 three-story townhomes, The Vickery will feature a mix of housing options and amenities designed to appeal to urban dwellers in Fort Worth’s re-developing Near Southside district. A two-story restaurant with a rooftop cocktail lounge, public green spaces, pickleball courts, and dog parks will complement the development’s modern apartment buildings, which include coworking lounges, EV charging stations, and a resort-style heated pool, according to Trademark Property Company.



“The finish line is in sight for The Vickery, the first delivery of Trademark’s Multifamily & Mixed-Use platform that will be defined by game-changing, high-design projects,” Chad Colley, Trademark’s multifamily and mixed-use partner, said in a release.
Walkable Infill Development
The site, a former brownfield used for drainage detention, is being transformed into what Trademark describes as a “community-forward destination.” As part of the project, improvements to nearby Hemphill Street and other public spaces are underway, funded in part by a Tax Increment Finance (TIF) District established by the City of Fort Worth.
A TIF program identifies underperforming real estate, creates redevelopment plans, works with private developers to implement these plans, and reinvests a portion of property tax revenues generated from new real estate development into the area to encourage the implementation of the redevelopment plan.

These upgrades aim to enhance connectivity to downtown, an area that has seen increased demand for walkable neighborhoods near restaurants, bars, and shops.
“As downtown continues to rapidly expand, more residents are flocking to the area to take advantage of a highly walkable neighborhood with popular restaurants, bars, breweries, and coffee shops,” the release states.
Sustainability is also a focus at The Vickery. The development adheres to National Green Building Standards (NGBS) and is designed to meet LEED Bronze certification. Features like energy-efficient systems, resource-conscious construction methods, and enhanced indoor air quality are central to the design.
Other Trademark Projects in the Works
The Vickery is part of a larger push by Trademark to expand its multifamily and mixed-use portfolio across Texas. This fall, the Fort Worth City Council approved entitlements for Trademark’s expansion of WestBend, located along the Trinity River, which will feature over 300 apartments and 4,500 square feet of commercial space and will break ground in early 2025.
Additionally, the firm announced it received unanimous approval from the Dallas City Council to rezone 3900 Lemmon Ave. as a multifamily and retail community. The mixed-use development will include more than 400 apartments, pocket parks, an amenity terrace, and a ground-floor restaurant space.
Trademark is also continuing its redevelopment efforts on Anthem, the former Lincoln Square, in Arlington.
