Skip Dickies Arena Parking Hassles, Buy This Arlington Heights Bungalow Instead

If you’ve been to a concert or game at Fort Worth’s Dickies Arena, you know that parking can be frustrating. Sheesh, what a headache — the lines to get in, the parking fees, the traffic leaving en masse.
Here’s a solution, though. Buy the house at 3835 El Campo and walk there. It’s an 11-minute walk, and according to listing agent Kerry Zamora with Century 21 Mike Bowman, a simple half-mile walk “from door to door.”

And if you want to get downtown to work or the convention center, it’s only 10 minutes to get there. To get to Dallas or to the increasingly popular Parker County, the house is almost a straight shot south on Montgomery, a little past Dickies Arena, to get to I-30.
More Than its Location
Now we’ve established that the location of this 1937 Arlington Heights bungalow is stellar. However there’s another outstanding feature about this house — it’s highly rentable. The past year the owner tallied $60,000 in income for what has been used as a short-term rental, Zamora said. According to the Realtor, the house has been rented for all but four days this month.
“It’s booked all the time,” Zamora said.

Living Here Is Easy, Too
Living at this Cowtown location-blessed house — as a resident, not as a visitor — is also a great part of Fort Worth to reside. Its 1,711 square feet comes with wood floors, a fireplace-accented living room, and a flexible space that could be used as an office or dining space. The home features two bedrooms with walk-in closets, two full bathrooms, a washer and dryer tucked into a closet, and an updated kitchen with stainless steel appliances.
The backyard is another reason to buy this house. There’s space for relaxing and dining, with a 50-inch TV for catching the games, a firepit for the nippy nights, a grill for the burgers, and trees for shade.
Anyone needing a little more space will love the backyard’s additional dwelling unit. It’s air-conditioned with a three-piece bathroom, so the possibilities could include a spot for the mother-in-law, an office, yoga studio, or a time-out spot for a mom who needs a break.
