Mic Drop: Colleyville Mansion Slashes Price by $1 Million in Viral Marketing Move

Oh my goodness. You can call it a price reduction or a price improvement, but I would call it a bargain. Or would you say it’s a steal? One out-of-the-box thinking Realtor worked with his sellers to drop the listing price of this Colleyville mansion by $1 million, and now it’s going viral.
This 6,007-square-foot home complete with an LED-lit gameroom, podcast studio, and garage showroom is located in Colleyville’s prestigious Lakes of Somerset neighborhood, where at least one major league baseball player has called home. It’s one of the most desirable neighborhoods in this Northeast Tarrant County suburb and not exactly known as an inexpensive place to buy.



Dropping Price Gets Results
But the luxury home, originally listed for $1.75 million and dropped again to $1.59 million, had been sitting on the market since early August, and the sellers had an open mind.
“Quite frankly, we weren’t getting the showings we were hoping,” said listing Realtor Chip Luke with The Wall Team Realty. So, after consulting with his clients, he decided to make a bold move. “Or we can do something crazy and drop it a million dollars.”
They did just that, and the results so far have been impressive. The first two days saw 60 showings and multiple offers, a few under serious consideration.
“It’s doing what it’s supposed to do,” Luke said, speaking of the price-drop consequences. “I’m creative and I thought this was a great strategy for them. It’s been blowing up.”
Colleyville Mansion Gets Creative Treatment

With this two-story house, built in 1992, comes four bedrooms, four full bathrooms and two half-baths. Past the front yard’s mature landscaping and through the double doors are hand-scraped hardwood floors and windows accented with plantation shutters. The floorplan includes a renovated kitchen with double ovens and built-in refrigerator and a remodeled primary suite downstairs.
