Trendy Joe V’s Grocery Store Opens Today in ‘Food Desert’ Area of Southern Dallas

If you’ve been to a Dallas City Council meeting in the past year, you’ve heard Deputy Mayor Pro Tem Carolyn King Arnold talk about the food desert in southern Dallas. You’ve heard her say that she has to take dignitaries to the International House of Pancakes for business meetings. You’ve heard her say that the time is now for a grocery store that serves the underserved.
Arnold and residents of South Oak Cliff are likely rejoicing, as Joe V’s Smart Shop by H-E-B opens at 7 a.m. today at 4101 W. Wheatland Road.
Living Near a Grocery Store Can Increase Property Values
H-E-B purchased the vacant former Albertsons store in 2022.
The 55,000-square-foot building on Wheatland Road was built for Albertsons and opened in 1985, according to a 2022 report in the Dallas Morning News. It operated as an Albertsons until 2004 and has been vacant for years.
Aside from having fresh produce and snacks within walking distance from home, trendy grocery stores like Joe V’s provide more than just tasty nourishment. A 2022 Realtor.com study showed that home values jumped 58 percent for homeowners near an Aldi compared with 49 percent for those not far from a Trader Joe’s and 45 percent for those close to a Whole Foods.

“Having a grocery store nearby, particularly a store with a brand that resonates with the homebuyer, is definitely a plus, and one of the conveniences that can differentiate one home or one neighborhood from another,” said Rick Sharga, executive vice president of market intelligence at ATTOM Data Solutions.
And there’s even more good news for grocery shopping Dallasites. A second Joe V’s location is set to open at 5204 S. Buckner Blvd. at the corner of Buckner Boulevard. and Samuell Street in spring 2025.
Joe V’s on Wheatland Road
The Wheatland Road grocery store is the first Joe V’s location outside the Houston area since the H-E-B subsidiary launched in 2010.

Joe V’s Smart Shop by H-E-B is an “innovative price format that delivers a uniquely curated assortment of community-focused products, and the most relevant high-quality, fresh products H-E-B is known for at even lower prices,” according to the grocer’s news webpage.
Delicacies include H-E-B Bakery tortillas and sushi made in-house daily.
“With the introduction of Joe V’s Smart Shop to Dallas, we are excited to build on our longstanding presence in the area and commitment to serve more customers in this dynamic and growing part of Texas,” said H-E-B Chief Operating Officer Roxanne Orsak. “With each store we open, our goal is to provide the best shopping experience, offer fresh, top-quality products, and create jobs and career opportunities that help build a stronger community.”

More than 200 employees have already been hired at the Wheatland Road store, according to reports.
