Long-Planned Uptown Tower ‘Lucille’ Secures Financing, Nears Construction

Financing has come together for a new luxury multifamily project in Uptown, with developers anticipating construction on the 22-story Lucille apartment tower to begin this summer.

Austin-based Endeavor Real Estate Group and its equity partner Canyon Partners Real Estate announced this week that they closed on an undisclosed amount of construction financing from the German commercial lender Helaba.

Lucille will comprise 320,000 square feet across 265 units, as well as a rooftop deck with an infinity edge pool, 10,000 square feet of retail on the ground floor, and four levels of below-grade parking. The site is a 1.14-acre lot at 2700 McKinney Ave., next to the historic State Thomas neighborhood and just up the street from Uptown One.

“There’s tremendous job growth in the immediate vicinity of this site, and we’ve designed Lucille to appeal to the types of working professionals that will live in this area,” said Endeavor Real Estate Group principal Will Marsh.

Endeavor has been at work on the project for several years now, laboring to rezone the site and get the design right to complement both the thoroughfare on McKinney and the close proximity to State Thomas. If all goes according to plan, Lucille will be ready to welcome its first residents in late 2028.

Industry reports consistently place Uptown’s median annual household income above $100,000. The area has become Dallas’ premier live-work-play destination in recent years, attracting a number of corporate relocations and an influx of high-end residential options. A growing node in the Y’all Street phenomenon, Uptown is expected to draw more business and residents working in the financial services sector.

“This location is truly becoming the new center of gravity and vibrancy for urban Dallas living,” Marsh said.

Average rent in Uptown was clocked at $2,831 earlier this month by RentCafe, roughly 4.5% more than it was last July. This puts Uptown at the top of Dallas’ most in-demand rental markets.

Residents will have access to amenities like the rooftop pool deck with cabanas, private dining, and lounge spaces; outdoor grilling areas; an observation deck; coworking space; conference rooms; a fitness center with an infrared sauna; concierge service; package and dry-cleaning lockers; and an indoor dog grooming spa.

“Our rooftop amenity deck and protected views will add to an already compelling lifestyle,” Marsh said.

Apartment units will feature elevated ceilings, floor-to-ceiling or partial-height glass windows, quartz countertops, stainless steel French-door appliances, smart thermostats, and private balconies, among other features.

The project team for Lucille includes Rogers-O’Brien Construction as general contractor, HKS as architect, BDD as structural engineer, Kimley-Horn as civil engineer, Blum Consulting Engineers as MEP engineer, and Ellie Aiello Interiors overseeing interior design.

Lucille marks Endeavor’s first new development in Dallas proper. While it recently purchased the Preston Sherry Plaza mixed-use property and has other projects going in the D-FW, it has a serious reputation in Austin. The company was behind major transformative mixed-use projects in the state’s capital, including The Domain and Southpark Meadows.
