Finally — FINALLY — Dallas has a high-rise with haute architectural sophistication, triple-A amenities, and location, location, location.

But here is the best news: it’s AFFORDABLE and AVAILABLE.

I’m talking about One Uptown, the hottest new condos on the corner of McKinney and Routh Street in the honeypot of Uptown. I am seriously having an affair with this building.

This building is iconic with the pool visible above the porte-cochere — a total Miami vibe. One Uptown finally delivers true lock-and-leave living for in-towners or out-of-towners, or a complete and fulfilling life of condominium luxury with the best entertainment in Dallas literally (I do mean literally) right out your front door.

Warning: living here may give you flashbacks of too much fun at the Hard Rock Cafe in the ’80s and ’90s because this building was constructed on that footprint.

Foyers lead straight to the money shot: Enormous windows to the world.

Spoils of Uptown Outside Your Front Door And Balcony

One Uptown was designed to embody the vivacious, fun beat of the Uptown neighborhood, from that gently curved facade to that cool Miami vibe — I said vibe, not vice.

The first-class residence includes 20 stories of artfully inspired modern architecture, distinguished by the signature white curved facade. Each home features floor-to-ceiling glass windows that reflect the ever-changing activity on the streets below AND fantastic, breathtaking views. The day I visited, Fort Worth was even visible on the horizon.

One Uptown was the creation of renowned Dallas architect Phillip Shepperd, who also designed the Crescent down the street. Shepperd and the innovative developers, Stoneleigh Companies, crafted a most unique, attractive building three years ago as luxury apartments available to lease. Now the building is being converted into high-end condominiums for sale for a vast array of buyers.

Get in The Door For Less Than $300K

In fact, sit down before you read this.

The signature one-bedroom One Uptown residence starts at just $269,000, with condos increasing in size and price up to a stunning $2.5 million penthouse. And buyers are benefitting big time from the building’s age: though the building is technically a “toddler,” it was built pre COVID cost run-ups and delays.

“The pricing for this location cannot be matched, given how much building costs have gone up,” says Al Coker, founding president of Al Coker and Associates and principal.

The current timing could not be more perfect for favorable interest rates, either.

“Interest rates are still low, which is great, but so is general inventory in this town. We have units available and ready to move into,” says Coker.

One Uptown can be the perfect first-time home purchase — your pied-à-terre in the city, says Coker, or it’s a very glamorous, exclusive residence in the middle of everything. With mobility becoming a top desired buyer amenity, One Uptown’s location cannot be replicated. There is the vibe of McKinney Avenue with food, clubs, and services but also proximity (much of it walkable) to employment centers, major transportation arteries, as well as a direct shot to Love Field.

“You can leave your home at 4 p.m. for a 5:45 p.m. flight at Love Field, easy,” says Coker.

While first-time homebuyers or investors will find One Uptown affordable, there is no doubt in my mind these prices will not be the same come next year.

“Dallas home values have already gone up 16 percent this July over July 2020,” says Coker. “Imagine what will happen in three more quarters.”

All The Amenities at a Lower Price

The building offers every amenity found at pricier surrounding residences:

  • Two fine dining restaurants located on-site, Bisou and Fogo de Chao
  • Rooftop pool, SkyLounge with billiard table, HD TVs, & catering kitchen for exclusive resident use.
  • Outdoor grilling stations, cabanas, and firepit with panoramic views.
  • Second-floor amenity deck with glass-bottomed pool, cabanas, and gazabo
  • Coffee bar and Internet café
  • Fitness center with Peloton bikes, Technogym equipment, towel service, water bar, and cool-down lounge
  • Private pet park for residents with mister fans, speakers, and pet grooming/bathing station plus full time valet
  • Two fully furnished overnight guest suites(for owners guests only)
  • Professional on-site management with 24-hour concierge/door presence and overnight courtesy officer
  • Electric car stations and assigned, well-lit underground parking in a spacious garage
  • Hospitality-grade keyless entry systems

One Uptown units are decked out to the nines: sleek engineered hardwood floors, high coffered and tray ceilings, high-end fixtures, Quartz kitchen countertops and bathroom vanities, wine fridges, Merillat soft-close cabinetry, GE stainless steel luxury appliances, full-size GE washers and dryers, huge primaries with huge baths, walk-in showers, LED lighting, and walk-in closets with adjustable shelving wire systems. Private balconies are standard in most homes.

“It’s like buying at 2018 prices,” says Coker. “To build this building today would cost at least 30 percent more. You are getting in at the earliest, best time because we all know how desirable this location is. You’ve got the spoils of McKinney Avenue with downtown, the Arts District, and the Crescent all nearby.”

Perhaps one of One Uptown’s best amenities is that its luxury condos are available for purchase today.

“This is an existing property and is ready to go,” says Coker. “One Uptown was built over three years ago and is still new and fresh. Unlike many projects in the area, buyers don’t have to hold on for two years during construction. The fact that this is an immediate buy is very exciting.”
