Scrolling through listings yesterday, I kept stopping on this modern duplex. Something seemed familiar to me. I opened up the link and, of course, was in awe of what popped up.

He and Sarah reached out to Bryan and Mike Yates, owners of Yates Desygn, to help them create a colorful dream house that would reflect their brand and be highly Instagrammable.
“Sarah is the creative person,” Drew said. “She laid out the design foundation, which included a karaoke room, and Bryan took it to another level.”

There could not have been a better choice than Yates Desygn. If you’ve been keeping up with the Dallas design world, they were responsible for the prohibition-era-inspired hidden retreat in the Dallas 2021 Kips Bay Decorator Show House.
“We wanted to create a nice parallel between their Instagram brand and client expectation,” Bryan said. “It had to have that Instagram wow factor but also be a comfortable place to relax. I think that the minute you open the front door, you tell the story of the brand. We also wanted to create Instagrammable moments that can be retagged into their brand.”


Those moments are everywhere you look, from the entry staircase to the pink pool table (which was Sarah’s inspiration for the design’s foundation) to the karaoke room with what looks to be at least 50 pink disco balls attached to the ceiling.

“We thought carefully about how someone would use the property,” Bryan said. “Are they bringing in a chef? Is it a baby shower or a bachelorette party? We also considered that it not only had to be aesthetically pleasing but also functional, with a high durability factor.”
