Excitement is in the air in Old Preston Hollow. Designers from around the country are bringing their vision to a classic Georgian at 5138 Deloache Ave. for Dallas’ 2021 Kips Bay Decorator Show House. Open to the public from Sept. 24 to Oct. 24, anyone can come get inspired here, with all ticket proceeds going to charity. Afterward, the home will be listed by Alex Perry of Allie Beth Allman & Associates as the exclusive listing agent.

Each given a space to reimagine, 25 designers and their teams will transform the 11,195-square-foot home tucked on 1.44 verdant acres. As well as adding immense value to the property for future sales, the Dallas Kips Bay Decorator Show House will deliver unexpected updates, new amenities, and unique materials sourced from around the world.

For nearly 50 years, the Kips Bay Boys & Girls Club has celebrated the best in interior design to raise funds for after-school and enrichment programs for New York City children. In 2017, the brand expanded to Palm Beach, and in 2020, the Kips Bay Decorator Show House came to Dallas.

Perry cannot overstate the benefits this brings a buyer. “In a market where it’s so hard to get contractors, materials, and designers together in one house and then the house is available to buy, this is an anomaly. This is the opportunity to get something turn-key from some of the best designers in the country.”

Located in Preston Hollow’s sought-after Sunnybrook Estates, the home already boasts divine architecture and construction to start with.

Venise and Larry Stuart are largely responsible for that. In 1998, they purchased the estate when it was a residence in disrepair. Tearing it down while saving many architectural elements, they built a new Georgian-style house devised to exude traditional grandeur.

In 2008, under different ownership, acclaimed late architect Cole Smith executed a further renovation. Today, the designers descending on the timeless home are truly adding to what great professionals have already imparted here.

Talents such as Ken Fulk, who has created magical restaurants from San Francisco to NYC, and Dallas-based firm Yates Desygn, with work stretching to Tokyo and beyond, will make their mark on the generous spaces. From the pool deck and terraces to the entertainer’s dream of a basement with a luscious wine room, the property is destined to hold inventive designs. And once Kips Bay closes its doors, a buyer will reap the rewards.

“What makes this house special is you will have top designers putting their touch on each room, and at the same time it all flows together to make it one beautiful home,” Perry says. Soon, this elegant Georgian will be a high prize on the market.

Allie Beth Allman & Associates sells more homes priced at $2 million and above than any other brokerage, according to Multiple Listing Service statistics, as well as in premier neighborhoods such as Highland Park, University Park, and the Park Cities and Preston Hollow combined.
