With the No. 1 public sale under his belt, top Dallas luxury real estate agent Alex Perry reports a growing surge in confidence in the luxury market from local buyers for 2026.

Out-of-state-buyers, particularly from California, have enriched the Dallas luxury market in recent years. But in 2025, Perry said that local buyers closing luxury residential deals spiked, including at his own listing of 6601 Hunters Glen, the area’s top luxury deal last year. Hunters Glen was listed at $35 million, one of the highest Multiple Listing Service listings in 2025. It closed at $30.5 million. Perry represented the seller and a colleague from his brokerage, Allie Beth Allman & Associates, brought the buyer.

Perry is the No. 1 real estate agent in Texas, No. 1 in DFW luxury, and No. 19 in the country as ranked by RealTrends in The Wall Street Journal. He said Dallas buyers have always had the money to buy luxury homes but have tended to spend more on their vacation homes. That began to change last year, and he expects the trend to continue in 2026.

“What you’re seeing now is people investing more in their homestead, the place where they’re spending more time, and prices have gone up,” Perry said. “And when you start seeing other people pay the prices for the homes, whether they be local or out of state, buyers feel more comfortable.”

He said timing, supply and demand also will impact the market in 2026.

“What always happens in the new year is that all the homes that were pulled off toward the end of the year have come back at a price that will sell or they’ve been updated in a manner that now suits the market,” he said. “So, you get this initial surge right away, and why I think that surge will remain throughout the year comes down to not enough supply and too much demand. It’s going to be year of growth.”

Reflecting on the Hunter’s Glen sale, Perry attributed the victory to a collective effort.

“The key was all parties involved: a willing seller, a great buyer, outstanding agents on both sides. When people want to see the house sell, even the largest deals become achievable,” he noted.

Perry emphasized that focusing on the property and maintaining collaborative relationships has been central to his success, especially as transactions grow in scale and complexity.

Perry’s 2025 triumph isn’t isolated. His team, Perry Wisdom Barrett Narosov, also consistently occupies the top ranks at Allie Beth Allman & Associates, with three agents among the Dallas luxury real estate leader’s top five performers for 2025.

He said Dallas continues to gain global notoriety in the luxury market because of its premier neighborhoods, upscale custom home construction, and mixed-use developments, the latest of which are on either side of Knox-Henderson off U.S. 75, particularly the $620 million Knox Street mixed-use project that will include the exclusive Auberge Hotel & Residences that will open later this year.
