In Texas, it typically happens during the option period — that negotiated time frame of a few days to a week or so after an offer has been accepted, when a buyer is able to call in experts to further assess the property.
It’s important to take full advantage of the time you have with these experts and learn as much as you can from them. So here are a few questions you can ask when you’re with your home inspector:
What Do I Need To Know About the Major Appliances and Other Home Systems?
You want to be sure to ask about the HVAC, the water heater, the electrical system, the plumbing, the foundation, and the roof. Age is important, but additional details like how they were installed and if they were part of renovations are also good to know. Are there warranties? The inspector will be able to tell you how each of these systems has been maintained and what their status is to date.
Will You Inspect the Roof, and If Not, Do You Have a Drone?
The roof is one of the major systems of a house and can be a major expense down the road, so it’s important to factor this in when you’re purchasing a home. You can’t properly do that if it hasn’t been thoroughly inspected. Not every roof can be walked due to safety concerns, though. So when you’re booking an inspector, be sure to ask whether they do roofs and if they have drone capability.
