McKinney is stepping into the luxury hospitality game with a planned JW Marriott resort and residences set to anchor the Craig Ranch master-planned community on the Collin County city’s northeast side.

This 18‑story high‑rise will sit on approximately 8 acres at the corner of Collin McKinney Pkwy. and Van Tuyl Pkwy. The new JW Marriott — just the sixth in the state — will feature 290 deluxe guest rooms, a 51,575-square-foot conference space, and 48 for‑sale condominiums with two-, three-, and four-bedroom floorplans. Documents submitted to the city show that the condominium homes range from 1,600 to 4,500 square feet.

The resort-style amenities include a lazy river pool, restaurant and lounge areas, pickleball courts, fitness center, and spa facilities. The property is slated to open January 2028.

The resort will anchor the 2,200-square-foot Craig Ranch development that includes more than 6,000 homes, consisting of both single-family houses and apartment homes, mixed-use development, and the TPC Craig Ranch golf course, home to the PGA Tour’s CJ Cup Byron Nelson.

City leaders approved the $325 million project backed by city-approved incentives in June. The McKinney Community Development Corp. on July 24 unanimously approved a $10.25 million loan and a $25 million grant to help fund construction of the luxury hotel, in addition to city incentives. The developer, Craig Ranch Luxury Hotel SPE Owner LP, will also seek additional financing from private investors and a senior loan lender, the Dallas Business Journal reported.
