Bungalow on Sale

The current Fort Worth median property price is currently about $335K which, I recognize, is a stretch for many a first-time buyer. However “on sale” and “desirable neighborhood” are rarely found in the same sentence these days so I felt compelled to bring 6412 Greenwood Rd. in a quiet neck of sought-after Ridglea North to your attention.

Just over the median at $375K, the 1,500 square foot, three-bedroom two-bath bungalow is, sadly, what passes for affordable housing in the current market. Since its initial listing, the asking price has been reduced a substantial $75,000 which ought to pique potential buyers’ attention.

Look closely and you will notice subtle architectural details which please the eye like quoined masonry at the structure’s edges. To the right of the recessed entrance is a symmetrical block capped by a broken pediment supported by piers. Craftsmen builders in 1942, when this endearing cottage was built, still had these architectonic elements in their vocabularies and deftly applied them on even relatively modest constructions.

The sparse furnishing, while not an example of stellar staging, at least gives the viewer an impression of the rooms’ scale. The living room is of fairly generous proportions and is anchored at one end by a working wood-burning fireplace with built-in bookcases on either side. Original oak floors run throughout the house.

The kitchen has been updated with new appliances including a five-burner gas range. Admittedly the surfaces look a bit Big Box, but cabinets are acceptable and could be brought to life with a rich paint color. A budget of under $5,000 would easily cover countertops, backsplash, and hardware upgrades. Attached, is a full-size laundry room that can accommodate a standard-size washer and dryer.

A separate formal dining room has excellent fenestration and original millwork and wood floors.

The primary suite features a roomy bedroom and an updated bath. Again, a bit Big Box, but perfectly serviceable with twin sinks and a large shower stall. As in the kitchen, the expensive work has been done, and personalizing the surfaces and hardware could be pulled off for under $5,000.

At back is a deck overlooking a deep meticulously maintained lawn. Parking consists of one covered space and a separate garage.

Amanda Mack of Mack Realty and Property Management has priced 6412 Greenway Rd. at $375,000.
