Two Beautiful Words for Downsizers: Melshire Estates

I honestly cannot understand two really great things about this beautiful Melshire Estates home.
One, its square footage and two, its price. In fact, 5740 Northmoor has landed firmly into my “take a second look” bucket, the pickiest real estate bucket in town, but laser-focused on downsizing properties.
(As you may know by now, my husband and I are downsizing. (Big huge sigh.)
At 4,838 square feet, this could be an upsizing for a growing family. But there is such an utter lack of great inventory in this size range, I think this home will go fast to a couple very much like us. We want less maintenance, less yard, guest rooms for the grandchildren, and a smidgen of a back yard with a pool!




Great Design, Amazing Price Tag
The home at 5740 Northmoor is so architecturally well designed, you honestly wonder if the square footage is wrong. (It’s not.)
And the price … I’m still pinching myself.
From the exterior, you might expect a western-tinged Texas traditional — Blanco stone with red brick window sills and surrounds, dark wood detail and brick archway over the door. Open that wrought-iron covered glass door front, and you are smack into a right-sized urban retreat. All interiors have been touched by Dallas designer-extraordinaire Alice Cottrell. Straight ahead is a full view of the manicured, zero-maintenance yard, spa and pool.


The flow is classic: dining on the right, study with built-in bookshelves and desk on the left. Straight ahead is the condensed family room with a cocktail nook, adjacent to the kitchen and breakfast nook. It took me awhile to realize there is no formal living room. Instead, rooms are designed for pure function to maximize the square footage.
Example: the family room is designed for its purpose — a comfortable place to watch TV with a large, plush L-shaped sectional. Sofa, coffee table, and a Sonos, that’s all you need in a family room.
Reviving the Cocktail Nook!
Adjacent is something I totally want in the next house: the cocktail nook. This is a throwback to the Madmen area of the 1960s. Cocktail nooks are small areas of your home where you may keep a bar cart or small bar. Everyone sits in a plush chair at a small card-table sized table and savors the drinks and conversation. Cell phones are OFF.
The breakfast room over looks the spa and yard and the kitchen is bright and boasts two pantries. Adjacent en route to the three garage stalls (2/1 configuration) is a charming laundry room and more storage. There are two guest baths downstairs, one for the pool with exterior entrance and shower, the other a formal powder room.












The primary retreat is on the home’s east wing, directly views the pool, which, by the way, has a heater and a chiller for year-round use. There is a large primary spa bath with steam shower, soaking tub, updated lavatories, and a large walk in closet.
Up the solo staircase is a sitting area, four large bedrooms, a gameroom, and three pristine bathrooms, one being a Jack and Jill configuration. Views from the second story gameroom are expansive and cover the expansive turfed rear yard. Did I mention a complete covered patio with new grill, Green Egg, fridge, fireplace and seating?
You Will Never Guess the Price!
I saved the best for last. This home is priced not just under $3 million, it’s priced under $2.7!
Try $2,625,500. Houses on each side are going for $4 million. That’s 4,813 square feet of architectural craftsmanship, high ceilings, dual pane slide-up wood windows with screens to let in the fresh breeze, and a veritable resort in your perfect-sized back yard. Don’t forget the great location, proximate equidistantly to Central, the Dallas North Tollway, and LBJ. Preston Forest Shopping Center is a block away, you can walk to Renny’s or Mapleleaf Cafe for breakfast.

I don’t believe that Northmoor is in Melshire Estates because it is south of Forest Lane.
I live in Melshire Estates. Northmore is south in a desirable but different neighborhood.
