Boating Life Is Up for Auction at This Heath Waterfront Property

Boating, skiing, and lake life in a pastoral home that’s an easy commute to Dallas — that could be the winning combination for a lucky home buyer next month. The waterfront home at 1812 Canal Ct. in Heath will go up for auction at 9 a.m. March 10. Previously listed at $3.9 million, the property’s starting bid is set at $1.5 million.

“The reason the seller is choosing to auction is the time and a certain sale,” said Scott Kirk, president and CEO of Interluxe Auctions. “The traditional process lots of times is a waiting game. This way, the seller sets the date, the terms, and the market will come forward with what the market will be.”

Boating Neighborhood
The home sits just east of Dallas in the sought-after Heath Golf & Yacht Club, which offers access to a championship golf course, clubhouse, and a lakefront pool with pool services. The neighborhood’s 787 acres also includes tennis and pickleball courts, a fitness center, sand volleyball, yoga classes, and walking trails.
“This property is located in a pretty incredible neighborhood,” Kirk said. “In the Heath community, this neighborhood is the place to be.”
The impressive house comes with its own access to the lake life. A private dock with jet ski and boat lifts makes connecting to Lake Ray Hubbard easy. Sun worshipers also can relax in the heated swimming pool with a tanning ledge and spa. An outdoor kitchen, fireplace, and in-ground trampoline add up to a wonderful place for entertaining.

Luxurious Living
The home, more luxurious than just a cabin on the lake, has much to offer in its 5,257 square feet. The formal living room, with 20-foot ceilings and a fireplace, opens to the outdoor living area. Carrara marble countertops and Thermador appliances accent the kitchen. The second floor provides more space for entertainment with its game room and a media room equipped with a built-in projector and screen.
The residents’ quarters should please a lot of people, lake-lovers or otherwise. The four bedrooms include an owners’ suite with a fireplace, walk-in closets with laundry facilities, private patio, and lake views. The first-floor guest suite comes with a private entrance, while the two upstairs bedrooms feature ensuite bathrooms.

Auction Business
Kirk’s home auction business is built on 22 years of experience in high-end auctions. He founded Interluxe Auctions in 2013 for buyers, sellers, and agents across both domestic and international markets. He’s a licensed real estate broker in multiple states, dealing with everything from condos to estates. To be accepted for his auctions, a property needs to be valued at a minimum of $2 million.
“We represent a little bit of everything and everywhere,” he said. The constant is they’re all luxury.”
He expects the bidding on the Heath estate to extend over two or three days, and the house to be closed in 30 days.
“This is an incredible buying opportunity,” Kirk said. “There is no other home in the Dallas area of this magnitude. It could be the buy of the year, buy of a lifetime.”
The waterfront estate is being offered in partnership with Melisa Bouchard of @properties. Bidding will take place online exclusively at www.interluxe.com. Previews are 11 a.m. to 3 p.m. March 7 and March 8, and 1 to 4 p.m. March 9. A buyer’s agent commission is offered.
