New Luxury Homes Planned for Grapevine Springs Development

Grapevine, with a population of a little more than 50,000 is a booming place to live — provided that housing is available.
Want a new house there? It’s nearly impossible, but there’s a new neighborhood in the works. Surrounded by such benefits as Dallas-Fort Worth International Airport and the award-winning Grapevine-Colleyville Independent School District, Grapevine Springs development is underway in north Grapevine.
Maykus Homes, a family-owned custom home-building business, is developing 11.28 acres of property near Lake Grapevine. Even in this Dallas-Fort Worth suburb that is considered built-out, the residential property consists of wooded, creek-lined lots and is close to all that thriving Grapevine has to offer.

Eason Maykus, the company’s president, is excited about his latest project.

Grapevine’s city council approved the development’s preliminary plat and zoning in July 2024. The average lot size will be 9,000 square feet and will be priced upwards of $500,000, according to Maykus. Finished custom homes are expected to be priced around $1.8 million.

“The mature markets in Northeast Tarrant County are reaching build-out,” Maykus said. “There are not many situations that exist like the City of Grapevine’s perfect storm of great location, great schools, and home types for young families and empty nesters leaving their larger homes in Northeast Tarrant County.”
For Families and Empty Nesters
The homes, estimated to measure a minimum of 2,500 square feet, will be designed to appeal to both families desiring the Grapevine lifestyle and empty nesters who prefer a smaller home with city conveniences and on a natural site.
Engineering is underway on the 21 lots in Grapevine Springs. Construction on the custom homes is expected to begin next year.

Current president, Eason Maykus, has followed both his father, Kosse Maykus, and grandfather, Frank Maykus, in this family business.
