If you know anything about the Dallas Cowboys football team’s history or the professional rodeo circuit, you will recognize the name Walt Garrison. Whether or not you are familiar with this legendary player and rodeo professional, you’re going to want to see his luxury cowboy compound. There is simply nothing else in Texas that can compare with it.

Garrison was a fullback for the Dallas Cowboys for nine seasons, a Super Bowl champion and was inducted into the Texas Cowboy Hall of Fame and the Texas Sports Hall of Fame. During off-seasons, he spent time on the professional rodeo circuit, which explains the phenomenal cowboy compound he began building in the 1990s.

He was born in Denton and never strayed far from home, building his dream home less than ten miles away in Argyle. He purchased a little over 51 acres and tapped Montana Custom Log Homes to build his 8,758-square-foot log cabin.

And what a log cabin! I would not doubt the builders took inspiration from the Chief Joseph Ranch in Montana, which is now known by millions as The Dutton Ranch, the location for the TV series Yellowstone. There are dramatic similarities from the use of gigantic logs to the massive stone fireplaces. Sitting on a hilltop with commanding views of the beautiful countryside, the drive up is completely jaw-dropping.

Because the rodeo was a large part of Garrison’s life, he also built an impressive lighted rodeo arena, a huge metal barn with seven stalls, a tack room, and a half bath, and a 1,800-square-foot luxury apartment above it. The property has two water wells with storage tanks and what is being called the Rodeo House, an 800-square-foot guest cottage overlooking the rodeo arena.

The guest quarters above the barn.

“The property consists of six tracts,” The Michael Group listing agent Micky Carr said. “A 16-acre tract on the east side of that has already been through the lengthy and costly re-platting process to change it to a commercial event center. All the new owner has to do is file the plat or, of course, simply continue to use the property as ranch land.”

The current owner has also reapplied for an AG exemption. As if there could not be more great news, the property does not lie within any city limits (so, no city taxes) but in the Extra-Territorial Jurisdiction (ETJ), a buffer area just outside the city limits. Mineral rights are conveyed to the buyer.

It’s hard to believe out here in the scenic rolling hills that Dallas and Fort Worth are each only 40 minutes away, and you can be at Dallas Fort Worth International Airport in under half an hour.

“I love that this property is so unique,” Carr said. “How often do you have an authentic large-scale log home here? You feel like you are in Montana or Telluride.”

Carr and Brent Connor have this truly one-of-a-kind luxury cowboy compound at 3745 Hickory Hill Road available for $9.999 million.
