Developer Vero Sade Announces Expensive Makeover of Uptown 3700M High-Rise

A Houston-based multifamily developer has upgraded the swanky suites of the 21-story Uptown 3700M building to include a “club living concept.”
The 3700M, named for its address at 3700 McKinney Ave., was built in 2014, and developer Vero Sade completed the two-year renovation in Uptown this spring.
The $15 million makeover for the “trophy asset” includes a seventh-floor, 6,700-square-foot amenity level with postcard views of the city, a rooftop pool with cabanas and summer kitchens, a yoga studio, and a 24/7 fitness center. An all-day café is featured, and craft beer and cocktail service is anticipated to launch this month.

The complex will now offer high-frequency programming, including chef demonstrations, themed fitness classes, poolside pampering, and guest lectures.
“Vero Sade’s club living concept is designed to reimagine traditional multifamily life through elevated, thoughtful design and purposeful programming — elements intended to encourage interactions, relationship building, and ultimately, community among its resident members,” said Dan Bassichis, co-founder of Vero Sade.
Luxury Living at Uptown’s 3700M
Apartment rental rates at 3700M range from about $2,200 for a studio to $4,000 per month for a two-bedroom unit.
The rebirth of the 381-unit high-rise was helmed by East Coast design shop Good City Studio, known for its work on high-profile multifamily properties, private clubs, and hotels, including Colorado’s Snowmass Club, Equinox Hotels, and Philadelphia’s acclaimed Fitler Club. Vero Sade and Good City Studio “completely upended the existing layout, turning lackluster spaces into meaningful places,” officials said in a press release.

“A key residential anchor of its walkable, mixed-use Uptown Dallas environs, the new 3700M will be attractive to renters by choice and those who value location, luxury, and connection to their neighbors,” Bassichis said.
Italian furniture is sourced from CASA, a Vero Sade company and one of the country’s premier showrooms. A forthcoming art gallery will feature pieces from the private gallery of Southern Methodist University graduate Kelvin Beachum, an offensive tackle for the Arizona Cardinals and Vero Sade investor.

The building’s previously underutilized ground floor lobby is now a two-story, 6,000-square-foot multipurpose venue geared to both residents and the public. A creative coworking space offers private offices for rent.

Studio, one-, and two-bedroom homes span 562 to 1,475 square feet and feature open-concept living spaces, oak flooring, and floor-to-ceiling windows.
A percentage of units are allocated for short-term rentals, accommodating business travelers for a one-week minimum.
Short-term visitors enjoy full access to building amenities and programming, creating a resort-like experience for business or leisure stays, Vero Sade officials said.
