Dave Perry-Miller’s Emily Ruth Cannon has not one, but two super cute Oak Cliff homes on the market. And they’re both listed for less than $500,000.

215 S. Hampton Road

The first is a two-bedroom cottage I’m going to call refined eclectic. It’s like eclectic’s older sister that figured out how to be completely original but also a little sophisticated. Like she finally got that training bra.

The exterior is blue, but not that Fish ‘n Chips Blue you see on every seafood restaurant with a wood-carved cap’n out front. Instead, it’s a blue-based gray, paired with essentially a deeper, somehow liquid-looking version of itself. Did I just spend an entire paragraph on an analogy? Sure did.

Inside, it’s the coziest home. It’s warm and inviting with dark wood floors and huge picture windows. The kitchen still feels vintage and retains its charm with updated countertops and hardware.

The Primary bedroom brings home my working theory that this style is refined eclectic. It’s another big color statement and it’s perfect. Like, peacock blue is a BIG color, but when you pair it with darker baseboards, door frames, and doors, it’s toned down.

Cannon has 215 S. Hampton Road listed for $296,000.

Next, Cannon has the cutest little Gingerbread Tudor. (Totally made that up, too.) Seriously, aren’t you half expecting some merry little cartoon bakers to pop out any second?

Inside, she’s a sleek one. Gorgeous hardwoods, matte white painted stone fireplace that’s just begging you to NOT put an oversized clock above the mantle, and a warm almost-gray on the walls.

The kitchen is gigantic, especially for this area, and it’s been updated. Girl, you know those are soft-close cabinets, The bedrooms are also shockingly big and I’m super into that mosaic tiled wall in the bathroom. All that and, *trumpet sound*, this one can be an income producer.

There’s a garage apartment in the back that’s perfect for a rental. OR as Cannon pointed out, live in the little, rent the big, and then she called it house hacking and now I’m singing it in my head like the Hot Pockets jingle.

Cannon has 2740 Burlington Blvd. listed for $415,000.
