I’m going to try something different with this one, because let’s get real, we’re all in it for the pictures. No one is shoving people out of the way to read “the picture” I paint with my words; you know? But since I do have some odd obsession to overexplain – probably stems from childhood and a need to be heard…thank you Dr. Phil or Oprah or DSM-5…I’m going to break it down and then REALLY break it down by actually, you know, writing about the house.

Today’s Special, since that show has been off the air for a minute and they likely didn’t lock down a trademark, is a Fort Worth Condo. The address is 302 Nursery Lane, Unit 103. It’s a three-bedroom, three-and-one-half-bathroom, 2,289-square-foot home with a balcony and it’s listed for $535,000.

What I Love

Easy. It’s so pretty. It’s newer construction so it still has that fresh feel, neutral paint, and tile vibe. With a modern day finishout, it has my most favorite modern day feature – CLOSETS. If this were Poshmark, we’d call it NWOT. Even though this condo has fewer square feet than my 1960-built home, I bet it still has more storage space than I’ll ever know.

What the Agent Loves

Location. Briggs Freeman Sotheby’s Int’l. Realty’s Ashley Mooring loves how close this condo is to Downtown Fort Worth, the Stockyards, and one opposite surprise – Trinity Parks. It’s perfectly situated between all the cool kid spots, and — AND — it’s right across the street from the Trinity place that offers 26 miles of hiking, biking, and walking trails. Get the benefits of urban living and a gorgeous green space to reconnect with nature when you can’t Happy Hour for another minute.

Mooring also loves the complex. This condo sits within a twelve-unit community. It lives like a brownstone and is connected by a common courtyard with twinkling lights strung above. The setup says we’re all buddies and we grill pork chops together under this canopy of manmade stars.

What a Buyer Will Love

It’s easy living. It’s listed in the $500s and is currently the lowest list price in the complex. It’s an opportunity to dip your toe in home ownership. Yes, it will legally be all yours. But since it’s a condo, the exterior, landscaping, and amenities maintenance fall on the shoulders of the HOA. (HOA is $285 per month.) It’s a great way to own without overwhelming yourself. Similarly, since it is a lock and leave, it makes a great second or “city” home.
