Last week, we told you about a rare new listing on Craig Ranch’s famed TPC that was SWARMED with lookers at the open house: 6101 Boston Lane. Angela Weedon and JP Findley with Rogers Healy & Associates, both veteran agents who have been around the block a few times, told me they haven’t seen such robust open house activity in months. Is this because people are getting more optimistic? Or are more people eyeing homes to the north of Dallas County than ever?

All of which kind of inspired me to ask the $20 million question: are more buyers casting their eyes on real estate OUTSIDE of Dallas city limits than INSIDE?

Yes, said Angela.

“As DFW continues to grow and expand, so do the amenities like fabulous shopping, restaurants, and cultural activities. Making a home in the suburbs has so many advantages and really few drawbacks,” she told me.

What is it about Plano/McKinney/Frisco buyers find so attractive? This is as easy as A-B-C:

“The school systems are top-notch,” says Angela, “and really the cities are just very well-run. Being able to have a larger lot and somewhat more home for the money is also a huge plus!”

“Everyone who has come through the home has just been in awe of the views and the golf course location,” says J.P. Findley. “The home’s design really makes the most of it! They also comment on the home’s timeless style and quality of finish out; many have commented that they have rarely seen such a well-built, grand home.

How hard is it to find homes like 6101 Boston Lane SOUTH of LBJ? Relatively new, has all the bells and whistles buyers want, spacious, high ceilings, basically a great bang for your housing buck?

“A house of this size, with this level of quality, on a nearly one-acre lot, also on a premier golf course, is more affordable in this region,” says Angela.

“South of 635, we would likely be looking at a price that would be more than twice as much as what 6101 Boston Lane is currently listed for. It is certainly a very rare property and a fabulous option for an opportunistic buyer,” says J.P. Findley.
