Staging And Professional Video Put a New Spin on a Modern White Rock Lake Estate
Share News:
When a video of this White Rock Lake estate popped into my inbox, it certainly got my attention. It also confirmed my convictions that marketing luxury properties has hit a new level.
Proactive marketing is imperative, having a luxury network is essential, and a professional video will gain even the most exacting buyers’ attention.
I’d not only seen this estate in person, but I’d also written about it before. That did not prevent my jaw from dropping as I watched the video unfold.
A Bentley glides up the driveway as two riders walk their thoroughbreds across the expansive lawn to the property’s three-stall barn before the indispensable drone angle that allows potential buyers to see just how large 3.66 acres looks. That’s a lot of land to own, just 15 minutes from downtown Dallas and Goldman Sachs‘ new campus.
This is exactly what our incoming luxury buyers want — privacy, views, land, and proximity to downtown Dallas. It is also one of the few places a person with a high public profile can live and not be bothered by anyone. Just ask Erykah Badu.
A White Rock Lake Estate With an Interesting Story
There is some interesting provenance on this house about architect Howard Meyer that you can read in my previous post. However, Maestri Studio and Rosewood Custom Builders are responsible for the incredible modern architecture we see today.
Maestri designed the 11,915-square-foot home with multiple living areas, five bedrooms, five full bathrooms, and three half bathrooms. He also ensured homeowners would have full advantage of the views of White Rock Lake.
When Compass Realtor Mark Godson listed the house with John C. Weber, they put a new spin on it. Collaborating with the team at George Bass Stage and Design, certain areas were redefined, and the staging was taken to a new level. Let’s be realistic; fresh staging is an essential part of a new marketing plan. You cannot put a house back on the market without making it look different.
“We went all out,” Godson said. “We even changed the way you enter the property to the lake side. It’s a completely different spin on the house.”
The term estate gets thrown around a lot, so let’s clear that up. This is a true estate, meaning a home on a large area of land outside the city that can be used for growing crops or for animals and has other structures on the property. So, not only do you have a proper estate, you have the potential to have an agricultural exemption.
Put a few beehives out, and you’ve got quite the sweetest deal in town! In addition to the stables, this White Rock Lake estate features a separate 785-square-foot guest house, a pool house, and an 820-square-foot flexible space presently used as a workshop.
There’s another hidden asset in this home. A 2,775-square-foot basement with a separate entrance and a laundry. Right now it offers a game room, a theater, and two wine cellars, but you can configure it to suit a variety of family hobbies and interests.
“It’s private, and there are very few places you can get that,” Godson said. “Where else will you find a property anywhere like this, with that view and that lot in the middle of Dallas?”
Godson and Weber have 4231 W. Lawther Dr. available for $13.977 million.
Great advertising ….
Great video, reality is it’s doubtful the horses would be off the track race horses as they need so much more space, more likely a dressage horse or 2 .
Love the realtors using their own props .
Hats off to them for their creativity !
