Crowded around the kitchen like you do at any good party, Karen Eubank and I recently caught up with Juli Black of Allie Beth Allman and Associates at a CandysDirt.com event when the topic of Cedar Creek Lake came up. Karen stirred the Google gods a few months ago when she called Cedar Creek Lake the Hamptons of Dallas. Is she right?

The luxury residential news site Mansion Global thinks so. Cedar Creek Lake is among the top-searched lakes for real estate listings, where homebuyers from not only Dallas-Fort Worth, but Austin, Houston, and as far as Chicago are seeking to buy. And though The Hamptons was specifically built as a second-home community for the wealthy, Cedar Creek Lake has an eclectic mix of both affluent second-homers and full-time lake-dwellers who have been in on the secret for a long time. Yes, Texas has plenty of great lakes to escape to, but there’s something special about Cedar Creek.

“If it’s that unique East Texas charm you’re after, then this might just be the spot. Imagine a place crafted for both lively festivities and peaceful respites. I’d recommend seeing this one-of-a-kind property with your own eyes.”

Black has a Cedar Creek Lake listing called Barron’s Lakeside that checks all the boxes — a jaw-dropping main home, featuring 14,000-square-foot under roof on nearly 30 acres with generous lake frontage, a private boathouse, indoor and outdoor amenities, and multiple guest homes. It’s a legit compound or dream corporate retreat.

A significant price adjustment has been made to this estate. You may recall that in May, we showcased this lake compound at 15788 Barrons Road as a full turnkey home at $35 million, complete with furniture, watercraft, ATVs, and even fishing poles. Excitingly, this property now has a new list price of $25 million. It’s important to mention that the listing no longer encompasses non-realty items like boats, ATVs, and furniture.

Addressing the price adjustment, Black pointed out, “While the property no longer includes certain amenities as a default, this change opens a door for the new owner to truly personalize and make the space their own. However, for those who appreciate the curated collection already in place, there is an option to purchase the estate as is.”

The main house has nine luxurious bedrooms with ensuite bathrooms and two powder baths. It’s a bright and inviting transitional that seamlessly blends indoor and outdoor living spaces with two-story windows, expansive balconies, and sweeping views of Cedar Creek Lake. And that’s what you came here for, right?

Barron’s Lakeside is set on an impressive 700 feet of open water at Cedar Creek Lake, complete with a retaining wall that enhances the neat, waterfront appeal. This deep end of Cedar Creek has been called “the best fishing on the lake.” Actually, there are two boat docks you can fish from on the property that should put you on good fishing.

But you probably won’t come alone. That’s why Barron’s Lakeside is a welcoming retreat featuring 3 charming guest homes, a glass-enclosed gym and yoga studio, a sparkling pool, basketball, and tennis (or pickleball) courts, outdoor dining, and a fireplace for endless possibilities and fun.

The main house boasts garage space for six vehicles, with additional open-air parking and covered parking available. There’s ample space for a potential helipad addition. Barron’s Lakeside comfortably accommodates over 30 guests, making it perfect for festive holidays, memorable gatherings with loved ones, or executive corporate retreats. Plus, it’s a prime setting for philanthropic events and endeavors.

“This estate is a standout spanning significant acreage right on the open water” Black says. “I can’t emphasize enough the magic of experiencing it firsthand. I’d urge you to get in touch directly with me for a personal tour.”
