Corson Cramer Development Purchases 43 Acres in McKinney’s ETJ With Plans For 104 Residential Lots

Dallas-based Corson Cramer Development announced they have purchased 43 acres in McKinney’s extra-territorial jurisdiction (ETJ), and the development will have 104 residential lots built by Perry Homes. 

“We are excited to complete our sixth land acquisition, our first in 2023, and to expand our relationship with Perry Homes,” says Brian Cramer, co-founder and managing director at Corson Cramer Development in a press release. “The McKinney residential market has been a target for us, and this is a great location in which to start.”

The new residential lots will be located at the northeast corner of Weston Road and Trinity Falls Parkway. Hicks III Investments Inc. sold the land to Corson Cramer. An ETJ is a legal designation that extends the authority of the nearest city’s government to adjacent land. 

“With this project being located within McKinney’s ETJ, it allowed us to work with the City of McKinney with confidence and certainty of outcome. McKinney staff is available, collaborative, and focused on quality of development,” said Larry Corson, co-founder and managing director of Corson Cramer Development.

Cramer said they are excited to be building McKinney and specifically this property. 

“This opportunity came together quickly, taking only 90 days from the first call to closing on the land. It is a testament to the shared efforts of the Perry Homes team and City of McKinney staff,” he said. 

Other land acquisitions by Corson Cramer Development include North Sky, Cross Creek Meadows, and Ten Mile Creek in Celina, and South Oak in Lakewood Village.

“McKinney continues to be a highly valued city in which to live,” Cramer said. “It offers much of what new homebuyers are seeking including proximity to multiple job centers, including McKinney itself, excellent schools, unique shopping and dining options, extensive city parks and trails, beautiful neighborhoods, and convenient freeway access to I75, SH121, and Highway 380.”

Cramer said he anticipates breaking ground by the end of the year and delivering lots in 2025.
